landscaping which breaks up flat expanses of building walls, or a <br /> combination of techniques providing the desired effect. <br /> 3. Exterior building materials shall be selected so as not to project or reflect <br /> natural or artificial lighting or glare into residential areas. <br /> 4. Mechanical equipment located on the roof, facade, or external portion of a <br /> building shall be architecturally screened by incorporating the equipment in the <br /> building and/or site design so as not to be visible from adjacent properties or <br /> public streets. <br /> 5. Equipment or vents which generate noise or air emissions shall be located <br /> away from adjoining residentially zoned properties. <br /> B. Landscaping. In addition to the perimeter landscaping required by Chapter 35 of <br /> this title, site landscaping shall be provided in accordance with the standards of this <br /> section. Where this section specifies a requirement which is different from the standards <br /> of Chapter 35, the more substantial requirements shall apply. <br /> 1. Each building shall be surrounded by fifteen feet of landscaping, except <br /> for loading areas, access to buildings and pedestrian walkways up to five feet in <br /> width. Landscaping within this area shall consist of: <br /> a. A mix of evergreen and deciduous trees and shrubs, with lawn or <br /> hardy ground cover which will cover seventy-five percent of the landscape <br /> area within two years of planting. <br /> b. Trees shall be planted at a density of three per one thousand square <br /> feet of landscape area. Evergreen trees shall be minimum of six feet tall at <br /> the time of planting and deciduous trees a minimum diameter of one and <br /> one-half inches, measured at six inches above the ground. <br /> 2. Outdoor parking areas shall be separated from streets and abutting <br /> properties in accordance with the setback standards contained in the use-standards <br /> table and shall be landscaped in accordance with the standards of Section 35.080. <br /> C. Loading. Truck loading operations and maneuvering areas shall not be located <br /> within required building setback areas or within one hundred thirty feet of areas zoned for <br /> residential use. Truck loading/unloading shall not be permitted on streets. Truck loading, <br /> parking and maneuvering areas shall be screened from abutting properties and streets by <br /> a sight-obscuring fence eight feet in height, enclosed within a ten-foot-wide landscaped <br /> area planted to Type II standards. Truck loading operations and maneuvering areas shall <br /> not be permitted to occupy an area exceeding fifty percent of the total linear dimensions <br /> of the building perimeter. <br /> D. Outdoor Storage. Outdoor storage areas shall be permitted to occupy an area not <br /> more than five percent of the area of the building footprint of the principal building. <br /> Outdoor storage shall not be permitted within required building setback areas. Outdoor <br /> storage areas shall be enclosed by a sight-obscuring fence eight feet in height surrounded <br /> by ten-foot wide landscaped area planted to Type II standards. <br />
