Pacific Ridge — DRH, LLC ES-7852.01 <br /> March 15, 2022 Page 2 <br /> Project Description <br /> Based on the referenced plans, the site will be developed with five residential buildings, an access <br /> roadway, and associated improvements. Grading for the project will include cuts and fills of up <br /> to about five feet to establish site roadways and building pads. Stormwater will likely be conveyed <br /> to a stormwater vault. Site improvements will also include underground utility installations. <br /> At the time of report submission, specific building load values were not available for review; <br /> however, we anticipate the proposed residential structures will be two to three stories and consist <br /> of relatively lightly loaded wood framing supported on conventional foundations. Based on our <br /> experience with similar developments, we estimate wall loads of about 1 to 2 kips per linear foot <br /> and slab-on-grade loading of 150 pounds per square foot (psf) will be incorporated into the final <br /> design. <br /> If the above design assumptions are incorrect or change, ESNW should be contacted to review <br /> the recommendations provided in this report. ESNW should review the final design to confirm <br /> that our geotechnical recommendations have been incorporated into the final plans. <br /> SITE CONDITIONS <br /> Surface <br /> The subject site is located on the west side of 18th Avenue West, immediately north of 100th Street <br /> Southwest and south of Loganberry Lane in Everett, Washington, as illustrated on the Vicinity <br /> Map (Plate 1). The site consists of four tax parcels (Snohomish County parcel numbers <br /> 0048060010-2000 and -2104) totaling about 1.18 acres. The site is currently vacant. The site is <br /> vegetated with grass and sparse trees. <br /> The site is bordered to the north by Loganberry Lane, to the east by 18th Avenue West, to the <br /> south by 100th Street Southwest, and to the west by an undeveloped parcel. The site topography <br /> gently descends to the west. <br /> Subsurface <br /> An ESNW representative observed, logged, and sampled seven test pits, excavated at accessible <br /> locations within the proposed development area on April 1, 2021 using a mini-trackhoe and <br /> operator retained by our firm. The test pits were completed for purposes of assessing soil <br /> conditions, classifying site soils, and characterizing near-surface groundwater conditions within <br /> the proposed development area. The approximate locations of the test pits are depicted on Plate <br /> 2 (Test Pit Location Plan). Please refer to the test pit logs provided in Appendix A for a more <br /> detailed description of subsurface conditions. Representative soil samples collected at the test <br /> pit locations were analyzed in general accordance with Unified Soil Classification System (USCS) <br /> and USDA methods and procedures. <br /> Earth Solutions NW, LLC <br />
