Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Public Works, Planning, or <br /> Fire). All references refer to the 2015 International Building Code (IBC), and 2015 International <br /> Residential Code (IRC) as amended by the State of Washington and adopted by the City of <br /> Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and <br /> Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may be <br /> more restrictive. All required submittals must be of sufficient detail and information to ensure that <br /> the proposed structure will be constructed in compliance with all adopted codes. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> reflecting the corrections requested. All revisions require the person delivering the <br /> drawings to replace the revisions into the two sets here at our offices. For significant <br /> revisions, or if the revisions are coming directly from a document printing facility, <br /> please make arrangements with them to print and deliver two replacement sets. <br /> Structural <br /> 1. It appears that the framing exceeds the design tables indicated in IRC 2015 Section 507 <br /> and State Code Interpretation No.16-11 for exterior decks. Though design calculations <br /> have been provided, the calculations and drawings have not been stamped by a <br /> professional engineer in the State of Washington. Please revise. Please also stamp the <br /> design drawings by the a professional engineer in the State of Washington. <br /> 2. Please provide design calculations for the handrails being designed for the loading indicated <br /> in IBC 2015 1607.8.1. Anchorage nailing at the rim joists has been provided, but it is <br /> unclear if the nailing can withstand the loading provided.
