(Coflm in) has =conducted a site survey of the existing doors on <br /> electromagnetic hold opens found at Fluke Corporation building located at 6920 Seaway <br /> Boulevard in Everett, Washington. Cofiirnan was asked to review the location of the existing <br /> door hold open devices which release won fee alarm activation and determine if they are code <br /> required. <br /> The building has two stories above grade and one basement with a gross area:,of approximately <br /> 477,000 square feet The primary uses within the building are manufacturing of electronics and <br /> office space. Construction of the building dates from 1980 with multiple upgrades in years after. <br /> This building is subject to the codes and standards adopted by the City of Everett. The <br /> applicable codes and standards as an existing building are those that were adopted by the City <br /> of Everett at the time of construction or alteration as well as any currently adopted codes and <br /> standards that are either.retroactively,mired or apply to existing buildings. Given that this <br /> building is over 40 years old and has a mix of existing construction and various alterations, it <br /> can be challenging.to identify the specific code requirement that applies to each portion of the <br /> building at the time of construction or modification. The assessment was conducted utilizing the <br /> currently adopted 2018 International :Building Code (IBC) with Washington State and Everett <br /> amendments. <br /> The building is equipped with a fire alarm system;and is fully automatic sprinkler protection. The <br /> building would be classified as Type 1l-B (noncombustible non-rated) construction type in <br /> accordance with current code requirements. The primary occupancies are Group F-1 and <br /> Business with accessory assembly spaces. The > being of Type 11-B construction, not <br /> more than two stones above grade, containing Group F-1 and.B>main occupancies, surrounded <br /> by 60 feet of open yard or public way, and protected throughout by an automatic sprinkler <br /> system, qualifies as an unlimited area non-separated building in accordance with IBC Section <br /> 507.5. <br /> The building is served by a series of existing exit access stairways front Level 2 to Level 1. <br /> Additionally, occupants on Level 2 may egress through elevated walkways to the adjacent <br /> parking areas. The exit access stairways are not enclosed by fire resistance rated construction <br /> nor do they utilize a fire resistance rated corridor.
