Please review and respond to the comments <br /> below. <br /> 1. The construction drawings should include all levels of the house. Detailed construction <br /> information is not required for areas that are not included in the proposed scope-of-work. At a <br /> minimum,the plans should show the walls, doors, egress routes,windows including egress <br /> windows, smoke and CO alarms, and use of each room. See IRC Section R106.1.1. <br /> 2. The project appears to include modifications to the stairs. Details for the construction should be <br /> included. The stair rise and run, and width, should be specified. A section showing the <br /> headroom clearances should be provided. Handrails should be provided. See IRC Section <br /> R311.7. <br /> 3. Handrails should be specified for all stairways. See IRC Section R311.7.8. <br /> 4. The basement should have an emergency egress opening.The minimum opening dimensions <br /> and area, and maximum bottom sill opening height of the floor, should be specified. Provide a <br /> window well at below-grade locations. Structural modifications may be required. See IRC <br /> Section R310. <br /> 5. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br /> alarms should be shown on the plans. A note should be included requiring the alarms to be <br /> hardwired, interconnected, and provided with back-up battery power as required. Alarm <br /> clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br /> 6. The project involves increasing the conditioned space at the basement. Energy credits are <br /> required per WSEC Section R406. The required number of credits should be normalized per <br /> Table R406.2. A schedule of the selected credits should be included in the drawings. The <br /> performance requirements for the selected credits should be specified. <br /> 7.
