Itemized letter addressing the comments provided below. <br /> b. Two complete sets of revised construction drawings. <br /> c. Two copies of supplemental structural calculations (if applicable). <br /> Submittal documents should contain sufficient information and detail to review the proposed project <br /> for compliance with the adopted building codes. Upon submittal of the revised documents, your <br /> application will be given priority and the review will recommence. <br /> Architectural (Reviewer: Yin Lu) <br /> On A-0.0, please update Everett- Design Criteria based on EMC 16.01.010.3. Frost line shall <br /> be 18". <br /> 2. Per WSEC R402.1, the building thermal envelope shall be R-21 for walls. The wall between <br /> unconditioned garage and conditioned living space shall meet this requirement. Please <br /> update sheet A-0.1 Typical Floor Notes #3 accordingly. It is an interior wall, but R-21 batt <br /> insulation could not fit in 2x4 stud cavity. <br /> 3. New garage 1 eave extends into 5'setback line on west side. Per Table R302.1(1), when fire <br /> separation distance is less than 5ft, projection shall be lhr fire resistance rated. Fire <br /> separation distance definition please refer to IRC 202. Please update drawing accordingly. <br /> 4. 'Per IRC Table 302.6, not less than 1/2-inch gypsum board or equivalent applied to the <br /> garage side when next to residence. Please add note in floor plan and update note in 2/A- <br /> 4.0. <br /> 5. Per IRC 408.4, access shall be provided to all under-floor spaces. Access openings through <br /> the floor shall be not smaller than 18 inches by 24 inches. Please show access on floor plan. <br /> 6. Per IRC 806.2. Exception, the minimum net free ventilation area shall be 1/300 of the <br /> vented space provided both conditions are met. City of Everett is located in Climate zone <br /> 4C, so this exception is not appliable with the project. Please update roof ventilation <br /> calculation and include a roof detail to show the vents, eave baffle and airflow path. <br /> 7. Please show kitchen, bathroom and whole house ventilation on floor plan or RCP per IRC <br /> M1505.4.3 and M,1505.4.4(1). I saw the notes on sheet A-5.0, but for inspection purpose, <br /> kindly show them on plans with CFM as well. t <br /> 8. In 4/A-4.0 Baffled Foundation Vent detail, please show ground and framing clearance <br /> dimensions. Also please coordinate with structural detail C/S2.1. <br /> 9. Please provide roof detail showing ventilation and eave baffle. <br /> 10. Per WSEC R406.3, to qualify to claim option 5.4, the building permit drawings shall specify <br /> the option being selected and shall specify the water heater equipment type and the <br /> minimum equipment efficiency. Please provide accordingly. <br /> 11. Floor framing per 3/A-4.0 has different structural type than S1.1.
