In order for the Planning Department to approve the permit, please submit the following: <br /> 1. On the site plan, please provide all existing and proposed setback dimensions to the nearest property lines. <br /> 2. The attached garage proposed within the 20' rear setback exceeds the 18' height limit per EMC <br /> 19.22.020. Please revise the plans so the height of the garage does not exceed 18'. Please submit the Base <br /> Elevation Survey form (page 6) with this application. The Height survey form (page 7) is due at the time of <br /> framing. A height survey is required because the structure is proposed within 1-foot of the height limit. <br /> 3. Height calculations—the average base elevation calculations must also include the footprint of the existing <br /> single-family residence. To determine the average base elevation, draw the smallest rectangle around the <br /> footprint and take the midpoints on each side. See page 5 of the attached checklist for instructions. <br /> The permit intake/resubmittal policy is available on the Permit Services Page. Please submit at minimum 2 copies of any <br /> revised documents/plans. These comments are only related to the land use code and do not account for all possible <br /> requirements from other departments.
