I MEG <br />August 21, 2024 <br />City of Everett <br />3200 Cedar Street, 2nd Floor <br />Everett, WA 98201 <br />RE: Plan Review <br />Edward Jones Branch #98316 <br />10521 1911 Avenue SE <br />IMEG #24000280.11 <br />To Whom It May Concern: <br />The following is IMEG's response to plan review comments received dated August 15, 2024 for the above - <br />mentioned project. <br />The suspended water heater appears to have been excluded from the structural analysis, and <br />exceeds the 200 pound limit per the structural suspension detail. Please provide an alternate <br />detail or update this detail for the water heater. <br />IMEG Response: Based upon photos provided to IMEG, it appears the water heater is installed <br />in accordance with the Suspended Water Heater Detail and meets the requirements of the <br />plumbing code. <br />It appears that multiple references to the wrong codes still exist in the drawings. Please revise <br />references and any calculations or design elements that have changed as a result. For instance, <br />the energy code has changed significantly. <br />IMEG Response: Code references have been reviewed and revised as necessary. Refer to <br />revised code reference within the Ductwork Insulation Schedule, ventilation schedules and <br />revised energy calculation forms which now all reflect the 2021 series codes. Refer to revised <br />drawings M4, M5, M11, M12, M13 and M14. <br />Alterations of existing buildings require the implementation of these comments. Please <br />reference WSEC C501.2.2, C503.4 <br />IMEG Response: As required per WSEC C501.2.2, cooling and heating load calculations have <br />been provided as a supplement to this re -submittal. Please refer to separate attachment. It is <br />believed WSEC C503.4 is being met with the current design. The existing equipment is limited <br />to an energy recovery ventilator, branch controller, and roof mounted VRF condensing unit that <br />were all provided under the core and shell scope of work. These pieces of equipment are not <br />being altered or modified, but rather instituted and brought online for operation with the indoor <br />VRF fan coils that are being added. <br />4. Commissioning is required for alterations to existing buildings. See WSEC C501.6 and <br />C408. Please indicate these requirements on the drawings. <br />IMEG Response: Commissioning requirements have been added to the specifications.
