The updates are to the following: <br /> - Reference new project Applicant <br /> - Update the Site Traffic Generation to reflect new national data <br /> - Provide a Traffic Impact Fee estimate <br /> The updated Site Plan prepared by Synthesis PLLC dated 01.12.2022 shows the three <br /> Industrial Store buildings, internal circulation, parking and access to 36th Avenue West. The <br /> revisions increased the total building area to 486,383 sf from 444,750 and reoriented the <br /> southern two buildings. I've attached both the new site plan and the plan prepared by Lance <br /> Mueller&Associates dated 09.01.2015 for reference. <br /> Site Traffic Generation <br /> The Institute of Transportation Engineers Trip Generation 9th Edition provides trip generation <br /> data for a variety of Land Use Codes (LUC's). Review of the ITE data indicates the uses are <br /> classified as Warehouse and High-Cube Transload and Short Term Storage Warehouse (ITE <br /> LUC's 150 and 154, respectively).
