Tacoma,WA 98402 . 253.627.9131 phone • 253.627.4730 fax . huitt-zollars.com <br /> Core Requirement#1:Preparation of Drainage Control <br /> The project is subject to drainage review because it proposes to create more than 2,000 SF of <br /> hard surface.This Drainage Report and the associated plans as part of the Preliminary Drainage <br /> Review are intended to meet this requirement.The Stormwater Site Plans include grading <br /> requirements for the proper drainage of the areas proposed for development and depict the <br /> collection, conveyance, and management of stormwater. Refer to Figure 8 in Appendix A. <br /> Core Requirement#2:Construction Stormwater Pollution Prevention(SWPP) <br /> Temporary erosion and sediment control measures will be provided per the City of Everett <br /> Design and Construction Standards and Specifications for Development.The TESC plan will <br /> provide BMPs for all 13 Elements in the City of Everett Supplemental Checklist including <br /> construction entrance, silt fence, high visibility plastic fence, straw wattles, and inlet protection <br /> storm drain inlet trap.The Construction Stormwater Pollution Prevention Plan shall be <br /> implemented as part of the requirements of City of Everett. On-site fueling for construction <br /> vehicles/equipment is not planned. However, if such pollutant generating activities become <br /> necessary,the contractor will be required to implement all applicable BMPs. See a summary of <br /> 13 elements of the Stormwater Pollution Prevention Plan in Section 6 of this report. Refer to <br /> Figure 7 in Appendix A. <br /> Core Requirement#3:Source Control of Pollution <br /> The proposed site grading and construction activities are not expected to produce point source <br /> stormwater pollutants. Construction vehicles are not planned for on-site fueling. However, if <br /> such pollutant-generating activities become necessary, the contractor is required to comply with <br /> all applicable state regulations for the refueling of construction equipment on the site. <br /> There are no significant potential sources of stormwater pollutants from operation of the site <br /> (e.g., solid waste or landscape management). Zinc-or copper-containing roofing materials are <br /> not proposed as part of the project. Potential impacts during construction are addressed under <br /> Core Requirement#2. <br /> Core Requirement#4:Preservation of Natural Drainage Systems and Outfalls <br /> There are no natural drainage features or outfalls on the site.The natural drainage system has <br /> been altered by urban development.The existing condition is the best available approximation <br /> of natural drainage conditions. Stormwater from the project area currently drains to a public 24" <br /> City storm drain at the southwest corner of the site near 100th St SW.The City storm drain <br /> conveys runoff to Swamp Creek(Figure 6 in Appendix A). <br /> Core Requirement#5:On-site Stormwater Management <br /> The proposed project is a re-development of the 29.68 acre parcel in the city limits of Everett. <br /> The proposed stormwater management plan has selected to choose BMPs from List# 1 to <br /> comply with Core requirement#5 for the following land cover types: <br /> • Lawn and landscaping areas <br /> • Roofs: (note:there are no roof target surfaces associated with this project) <br /> • Other Hard Surfaces (e.g., pavement) <br /> Fairway Estates MHC Entry Huitt-Zollars <br /> Stormwater Drainage Report December 15,2023 <br /> Everett,Washington Page 2 <br />
