habitable spaces per this section. Please revise the plans to indicate that these are not
habitable spaces.
8. 404.3. Bldg. 2, Basement Level and Unit 7 appear to not meet the T-0" minimum clear
ceiling height. Where a pitched roof occurs in the bedrooms/sleeping area, please
indicate how Exception 3 of 404.3 is satisfied.
9. 505.4. It appears that only one water heater is shown on the plans. Please indicate on
the plans where water heater devices are shown on Bldg. 1 and Bldg. 3 and are
sufficiently able to provide heated water.
10. 602.2. Heating in dwellings shall be provided capable of maintaining 680F in habitable
rooms, bathrooms, and toilet rooms. Please indicate on plans or a narrative how each
habitable room is achieving this requirement.
11. 605.2. Please indicate on the drawings locations of electrical receptacles. A minimum of
(2) separate and remote receptacles are required for each habitable space. Laundry
areas, a minimum of one grounding-type receptacle or with a ground fault circuit
interrupter. Bathrooms shall not contain less than one receptacle with new bathroom
receptacles having ground fault circuit interrupter protection.
12. 605.3. Please indicate on the plans the luminaries being provided for each public hall,
interior stairway, toilet room, kitchen, bathroom, laundry room, boiler room, and furnace
room in the buildings where the rooms occur.
13. 605.4. In some dwelling units, it appears that flexible cords for permanent wiring were
used on site. Permanent wiring for electrical components should be installed in
accordance with the NFPA 70 provisions. Additional permits would be required to
complete work.
14. 704.2. Smoke alarms should be installed in the following locations and shown on the plans
per 704.2.1.2, 704.2.1.3, and 704.2.1.4. Where smoke alarms are provided, alarms
should receive primary power from the building with a battery back-up per 704.2.3.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Property Maintenance Code (IPMC), 2015
International Building Code (IBC), 2015 International Existing Building Code (IEBC), the 2015
International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and/or the 2015
Washington State Energy Code (WSEC), as amended by the State of Washington and adopted
by the City of Everett.
