IFC Items <br /> 1. 1030.5. It appears that a window well was constructed in Bldg. 1 sleeping room D and <br /> was intended to act as a means of egress. Please provide additional details on how the <br /> exit meets the requirements of 1030.5.1 and 1030.5.2. <br /> 2. 1013.1. Building 2 appears to have interior corridors where exit signage may be required, <br /> for instance, along the egress path within the corridors of the second floor of Bldg 2. <br /> Please indicate these signs on the plans. Illumination should be provided per 1013.3, <br /> 1013.5, and 1013.6. <br /> 3. 1103.9. The existing structures are assumed to be an R-2 occupancy. Per IFC 1103.9, <br /> carbon monoxide alarms are required for existing structures and should be shown on the <br /> plans. <br /> IPMC Items <br /> In addition, to the items proposed in the drawings, the following IPMC requirements are required <br /> in order to establish minimum maintenance requirements for existing buildings on the property: <br /> 1. 304.3 Buildings shall have approved address numbers placed in a position to be plainly <br /> legible and visible from the street or road. <br /> 2. 304.14. Where doors, windows, and other outside opening required for ventilation of <br /> habitable rooms, food preparation, food service areas or any areas where products to be <br /> included or utilized in food for human consumption are process, manufactured, packaged, <br /> or stored shall be supplied with approved tightly, fitting screens of minimum 16 mesh per <br /> inch. <br /> 3. 304.18.1. Doors providing access to dwelling units should equipped with a deadbolt lock. <br /> 4. 304.18.2. Operable windows located in whole or in part within 6 feet above ground level <br /> or a walking surface below that provides access to dwelling units shall be equipped with a <br /> window sash-locking device. <br /> 5. 402.2 It appears that Building 2 has a common hall and stairway, please indicate that <br /> lighting is provided at all times with not less than a 60-watt standard incandescent <br /> lightbulb for every 200 square feet and spaced no greater than 30 feet. <br /> 6. 403.2. It appears that some bathrooms and toilet rooms do not meet the minimum <br /> ventilation requirements of habitable spaces per IPMC 403.1. Where instances occur, <br /> please show the mechanical ventilation system for these spaces discharging to the <br /> outdoors. <br /> 7. 404.2. Sleeping Areas A, B, and D appear to have less than the 7-0" minimum <br /> requirement plan dimension in at least one direction.
