The new wall alignments at the transition between the existing and new structures is not <br /> consistent between the plans on Sheets A2 and A3. The A3 interior walls appear to be shifted <br /> and should be revised. See Section R106.1.1. <br /> 2. The layout of the existing kitchen and bathroom has been revised. The plans should show the <br /> requirements for new construction. See Section 106.1.1. <br /> 3. The office is required to have a minimum area of 70 SF and minimum dimensions of 7 feet in <br /> both directions. Note that this room may used as a sleeping room and should be provided with <br /> a smoke alarm and egress window. See Sections R304.1 and R304.2. <br /> 4. The wet bar in the addition should be provided with local exhaust per IRC Section R303.4. <br /> 5. The laundry closet in the remodeled bathroom is separated by a door and should be provided <br /> with local exhaust per IRC Sections M1507.4 <br /> 6. The drawings should specify requirements for the dryer exhaust ducts to comply with IRC <br /> Section M 1502.4. <br /> 7. A detail should be provided for the construction of the new stairs on the west side of the <br /> addition. The stairs should comply with Section R311.7. <br /> 8. The project includes a new patio west of the addition, changing the landing for the existing <br /> exterior door on the south side of the house. A detail should be provided showing that the <br /> condition complies with Section R311.7. <br /> 9. The building should be designed to comply with the additional energy efficiency requirements of <br /> WSEC Section R406. The construction drawings should include a schedule listing the selected <br /> energy credits for the proposed project. <br /> Structural <br /> 1. The proposed project involves modifications to the load-bearing wall on the south side of the <br /> house between the kitchen and the addition. A detail providing structural framing, including <br /> headers, and king and jamb studs, should be provided. See Sections R602.7 and R602.7.5. <br /> 2. The addition roof appears required to connect to the existing building for lateral support. A <br /> section should be provided at this location. The section should also show the architectural <br /> modifications to the underside of the existing cantilevered floor. See Section R106.1.1. <br /> 3. The minimum fastening requirements for the wood framing should be specified. See IRC Table <br /> R602.3(1). A schedule should be provided listing the type of connections, and the type and <br /> number of fasteners for each connection.
