3/26/25, 9:24 AM PERM IT_B2012-040_City of Everett Permit Services 2522 Ba.htm
From: Drew Martin
Sent: Thursday, January 7, 2021 3:30 PM
To: ladablackmer@msn.com
Subject: City of Everett Permit Services: 2522 Baker Avenue (132012-040) - Building
Intake First Review
Attachments: City of Everett - Small Home Project Guidelines.pdf; General Code
Requirements.docx
Mr. Larry Blackmer,
Your application has been received and a permit set up. However, the submitted documents
are not sufficient for us to perform a review at this time. The Planning Department has also
determined that the project is not sufficient to perform a review; they will issue a comment
letter separately. Revised construction -level documents need to be submitted for review.
Information is attached to provide guidance. Preliminary comments are provided below to
assist in revising preparing the drawings, but these are not intended to provide a
comprehensive review. Depending on your experience with the model codes and preparing
documents, we recommend consulting with a design professional to assist you.
1. The building codes used for the design should be specified.
2. The plans have not been reproduced to the specified scale (i.e., %"=1'-0"). The
submitted drawings should be reproduced at 1:1 size.
3. The plans should show the demolition of the existing garage.
4. The plans are incomplete. Missing information includes but is not limited to:
a. Roof framing plans.
b. Wall framing plans at the garage door side. Note that this framing will support a
floor or storage area above; at a minimum the dead load is supported.
c. Material requirements.
d. Fastener requirements. Note that references to fastener tables in the building
code(s) is not acceptable.
5. The height of the walls appears to be up to approximately 16 feet. This exceeds the
unsupported wall stud height per the IRC and requires a structural design per the IBC.
Alternatively, the building should be provided with an intermediate floor level to
provide out -of -plane support of the wall framing.
6. The building height should be specified. The height should measure from the lowest
point of the floor.
7. The locations of doors and windows (lengths, heights, etc.) should be specified.
8. Additional detailing is required for the foundations. Dimension and reinforcement
requirements should be specified. The minimum concrete strength should be
specified. The minimum length of the anchors should be specified.
9. The wood -framed walls appear to be founded at grade (i.e., a vertical separation is not
provided). The walls, sill plates, sheathing, and siding are required to be deterioration -
resistance materials.
10. The "Wall Section" indicates a manufactured truss ceiling or floor at 9' above the
garage slab. The required construction is incomplete, including but not limited to:
file:///S:/KSiep/LASERFICHE- FROM TO BE SORTED FILE/Incoming/PERMIT_B2012-040_City of Everett Permit Services 2522 Ba.htm 1/2
