Updated plans (two sets) and an itemized response letter should be <br /> provided. Submit additional calculations as required. Please address the following comments: <br /> 1. The top of wall elevations for the foundation are not clear on Sheet 02. The wall needs to be at least 6" above <br /> grade or decay-resistant construction is required. Top-of-wall elevations and step locations should be specified. <br /> 2. The foundation wall appears to retain soil. These should be indicated in the elevations. The max soil retention <br /> should be specified in the sections on Sheet 5-3.0. <br /> 3. Continuing with the previous comment,the footings on Sheet 5-3.0 do not appear sufficient for stability <br /> depending on the depth of the retained soil and should be revised. <br /> 4. The garage floor should be sloped towards to opening. <br /> 5. A landing is required at the bottom of the exterior stairs. <br /> 6. Roof Plan 8/02 references three details for the eaves. Only Detail 6/5-2.0 is acceptable. The others should be <br /> removed as the plywood is not sufficient to cantilever as shown. Detail 6 requires a backspace connection that <br /> is approved for the flatwise orientation of the 2x4 outrigger. <br /> 7. The crawl space requires access and ventilation. <br /> 8.
