EVERETTCORRECTION MEMORANDUM <br />WASHINGTON TO: Carlos Alejandro, Bowers.lea@Bmail.com <br />FROM: Kelsey Heyd, Associate Planner, kheyd@everettwa.gov <br />DATE: 4.17.19 <br />SUBJECT: Planning Division Comments for Proposed Duplex <br />LOCATION: 3525 Lombard Avenue, Everett, WA 98201 <br />PERMIT #: CW1901-003 <br />A review of this project has been conducted by the Planning Division and it has <br />been determined that the following revisions should be made and/or the <br />following conditions must be met. <br />PLANNING DIVISION COMMENTS <br />1. The site plan as submitted does not accurately describe the proposed <br />project. Please revise the following accordingly: <br />a. The site plan should indicate all existing and proposed conditions of the <br />site as part of this development —no plans have been submitted for a <br />carport structure and all references should be removed. <br />b. Confirm if existing shed is proposed to be removed as part of this <br />development and update site plan accordingly. Please note: a building <br />permit application must be submitted within one year of the demolition <br />of any structure in order to rebuild at the same nonconforming setback <br />line. <br />c. The scope of work should be revised to reflect the accurate scope of this <br />development project, including noting the conversion of existing SFR to <br />duplex. <br />d. Clearly delineate edge of paved driveway and new parking pad for the <br />proposed 2"d unit. <br />e. Revise Lot coverage and impervious calculations accordingly. <br />2. In accordance with EMC19.20.800.C.3, one of the following screening <br />methods is required along the side yards and shall be clearly identified on <br />the site plan: <br />a. Provide at least five feet of Type 111 landscaping (as defined in Section <br />19.35.050) between the building and the property line. <br />b. Per recorded agreement with adjacent property owner, provide a low <br />Planning landscaped hedge at least three feet wide between the building and the <br />property line. The hedge shall include at least one three -gallon shrub for <br />Q2930 Wetmore Ave, Ste. 8A every three lineal feet. <br />Everett, WA 98201 c. Provide a solid wood fence or masonry wall, or combination of wood and <br />masonry, six feet in height and located along the property line. <br />O425.257.8742 fax <br />425.257.87d.
