I <br /> am the planner conducting the review for this application. Additional comments may also be provided by other <br /> Departmental reviewers for your application; please utilize the Online Permitting Portal to check on the status of other <br /> reviewers. <br /> Planning has the following comments and correction items to be addressed: <br /> • Scope. The proposal consists of a garage conversion and 2"d story addition however the current scope does not <br /> identify the 2nd story addition. Please update the scope of work to be consistent and include all proposed work <br /> by reaching out to our Permit Services Technicians at permitservices@everettwa.gov. <br /> • Nonconforming Building Certification.The project proposes a 2nd story addition to the existing 1-story residence <br /> with a nonconforming rear setback. As such, a nonconforming building certification (NCB) is required. Please <br /> utilize the checklist and submit for a nonconforming building certification. <br /> • Kitchen.A second kitchen shall only be permitted if serving a caregiver's unit for the adult family home or as <br /> part of an accessory dwelling unit (ADU). It is not clear if the 2nd kitchen located on the 2nd story is for a <br /> caregiver's unit or ADU. Please clarify and label as such. If the 2nd kitchen is to be for a caregiver's unit, it shall be <br /> removed if/when the residence is reverted to strictly a single-family residence. <br /> • Ramp.The proposed ramp configuration is inconsistent between the site plan and floor plan. Please update to <br /> be consistent. <br /> • Height. Per EMC 19.22.060(B)(3)(c),the height of a structure is measured from the vertical distance from the <br /> average base elevation (ABE)to the highest point of the roof. Please calculate the ABE, consistent with the <br /> Building Height Handout, and provide the maximum height of the structure on at least one building elevation. <br /> For more information on how to depict building height, please see the Building Height Handout and more <br /> specifically, see step 5 on Page 2 for how to show your height calculations on the elevation(s). <br /> • Deck Height. Please provide the maximum height of the proposed decks for Staff review. <br /> • Site Survey. Please be advised, in accordance with EMC 19.39.070 a survey shall be required to verify setbacks in <br /> the field upon inspection.This will be redlined on your plan(s) prior to permit issuance. <br /> • Height Surveys. If the proposal is within 1-foot of the maximum height allowed per EMC 19.22, a base elevation <br /> survey will be required prior to permit issuance in accordance with EMC 19.39.070.The height calculations <br /> should on your plans should reflect the survey accurate data. Please be advised that a height survey will be <br /> required at time of framing inspection to verify conformance; this will be redlined on your plan(s).The required <br /> base elevation and height survey forms are available in the Building Height Handout (pages 3 &4). <br /> • Parking. Please note, parking must be provided at a rate of 2 per dwelling unit, plus 1 for each staff person on <br /> shift not living on premises in accordance with Table 34-1 of EMC 19.34.020.This requirement will be redlined <br /> on your plan(s) prior to permit issuance. <br /> Resubmittal instructions for online applications are outlined here.
