Mr. Jeff Hencz <br />Snohomish Count Property Management <br />Plan Check Number: B2206-040, First Building Review <br />July 12, 2022 <br />Architectural <br />General: <br />1. Partial Plan 3/IF-423 appears to have new walls and doors that are depicted as existing <br />construction (e.g., incorrect drawing layers, etc.). The plan should be revised to clearly indicate <br />the proposed work. See IBC Section 107.2.1. <br />Egress: <br />2. Room 3D in Plan 2/IF-423 appears to be an assembly occupancy. The following comments <br />should be addressed: <br />a. All doors exiting this room should specify panic hardware. See IBC Section 1010.1.10. <br />b. The primary exit should be posted with a maximum occupant load sign. See IBC Section <br />1004.9. <br />3. Details for the stair rise and run should be included. See IBC Section 1011.5.2. <br />4. The ramps appear to have a slope of 1:12. The maximum slope(s) should be specified in the <br />plans. See IBC Section 1012.2. <br />5. Handrails should be specified on each side of all stairways and ramps. Details for the handrails <br />should be included in the drawings. Walls should include blocking capable of resisting the <br />required loads. See IBC Section 1014.1. <br />6. Continuing with the previous comment, the handrails appear to be missing extensions in several <br />places. In addition, extensions may impact the required clearances for egress and doorways, <br />including accessibility clearance. Notable conflicts potentially occur at the top of the jury box <br />ramp, the top of the east ramp in Corridor 3510, and the top and bottom of the west ramp in <br />Corridor 3510. See IBC Sections 1005 and 1014.8. <br />7. The stairway accessing the judge's bench in Room 3D should be a minimum width of 36 inches. <br />See IBC Section 1011.2 Exception 1. <br />8. The Lighting Plan on Sheet E-323 should include a note specifying a minimum 90-minute <br />uninterrupted supply power for the exit signs per IBC Section 1013.6.3. <br />9. Emergency means -of -egress illumination should be specified for Room 3D. The drawings <br />should include a note specifying a minimum 90-minute uninterrupted supply power per IBC <br />Section 1008.3 and 1008.3.4. <br />Accessibility <br />10. Room 3D in Plan 2/IF-423 is required to have at least two accessible egress doors. It appears <br />that at least one of the south doors must be accessible.
