Mr. Jeff Hencz
Snohomish Count Property Management
Plan Check Number: B2206-040, First Building Review
July 12, 2022
have both latches and closers. One or both doors should comply with the maneuvering
clearances of ICC A117.1-09 Section 404.2.3. See IBC Sections 1009 and 1101.2.
11. The new west ramp in Corridor 3510 is required to have a minimum 5-foot landing at the
bottom per ICC A117.1-09 Section 405.7. An existing partial wall conflicts with the ramp
length. See IBC Section 1101.2. In addition, please note the following:
a. The end of the ramp results in potential conflicts with the existing door in the north wall and
the required handrail.
b. ICC A117.1-09 Section 405.7.5 prohibits the required landing from overlapping with the
doorway, though the landing and doorway maneuvering clearance are allowed to overlap.
It is noted that the door doesn't swing into the landing area, and that the conflicting
doorway is located at the bottom landing. This condition should be reviewed and revised as
needed.
12. Elevations for Bathrooms 3508 and 3509 are provided on Sheet IF-428. See IBC Section
1102.1, and references below to ICC A117.1-09 unless noted otherwise. The following
comments should be addressed:
a. Show accessible clearances per Sections 603, 604.3, and 606.2.
b. Show centerline dimension for the water closet measured from the side wall per Section
604.2.
c. Show centerline dimension for the sink measured from the side wall per IBC Section
107.2.1.
d. Provide dimensions for the grab bars per Sections 604.5.1 and 604.5.2, and Figures 604.5.1
and 604.5.2.
e. Provide water closet seat height dimension per Section 604.4.
f. Provide a vertical grab bar on the sidewall per Figure 604.5.1.
g. Provide sink pipe insulation per Section 606.6.
h. See IBC Section 1101.2, and
references to ICC A117.1-09 in the following comments:
a. The vestibule should specify a minimum 48-inch clearance per Section 404.2.5.
b. The doors should comply with the maneuvering clearances per Section 404.2.3.
Miscellaneous:
14. The water closet in Room 3513 in Plan 2/IR-423 does not appear to comply with the clearance
requirements of UPC 402.5. The clearance should be minimum 15 inches to each side. The
unobstructed clearance in front of the water closet should be 24 inches deep for the 15-inch
clearance to each side.
(S 3200 Cedar Street
Everett, WA 98201
© 425.257.8810 O
425.257.8857 fax
everetteps@everettwa.gov
eve rettwa.gov/perm its
