Mr. Carlos Alvarez
3rk Architecture Design
Plan Check Number: B2107-004, First Building Review
July 13, 2021
4. The columns resist flexural load in both principal directions, and therefore effectively form the
lateral system in two orthogonal directions. The columns and their connections should be
designed for 100% + 30% orthogonal loading. See ASCE 7-16 Section 12.5.4.
5. The seismic load should include a vertical seismic component concurrent with the horizontal
loading. The vertical component should be applied in both directions; the upward force is
anticipated to create the worse-case loading for the columns, base components, and
anchorage. See the seismic load combinations of ASCE 7-16 Section 12.4.2.2.
6. The columns may have protected zones depending on the revised system selected, such as the
base of the column for special cantilever columns per AISC 341-16 Section E6.5c. Holes, welds,
and other connections are not permitted in the protected zones. The extents of the protected
zones should be shown in a detail. See IBC Section 2205.2.1.2.
7. It is anticipated that a special seismic system may be used, such as the special steel cantilever
column system of AISC 341-16 Section E6. The following comments should be addressed:
a. The design should comply with the requirements of ductile members where applicable. See
Section D1.1.
b. The columns should comply with the aspect ratio limits per Table D1.1.
c. Design and detailing for the column base connections, including but not limited to the base
plates and welds, are required to be designed per Section D2.6.
d. Design of the columns considering seismic overstrength.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer/ Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMartin\2021\B2107-004—Rl.docx
3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 3
