The Second Floor Plan on Sheet S1 does not appear to provide doors for the bedrooms. <br /> While doors are not required, it is presumed these may be intended or could be provided <br /> later. The plan should include alarms in each of the designated bedroom spaces and above <br /> the upper stairway landing. <br /> 9. Sheet S1 states that the exterior 2x4 and 2x6 wall cavities should be insulated with R-14 and <br /> R20 insulation, respectively. The minimum insulation should be revised to R-15 and R-21, <br /> respectively. Note that if the habitable space is increased to include the existing porch, this <br /> area is required to comply with the minimum insulation for new construction. See WSEC Table <br /> R402.1.1. <br /> 10. Continuing with the previous comment, the roof attic space appears to be similarly exposed. <br /> Roof insulation should also be specified. See WSEC Table R402.1.1. <br /> 11. It appears that the existing wall coverings are being removed from the wall surfaces, which <br /> may also include the interior walls. The removal and replacement of the wall covers from all <br /> walls and ceilings should be specified. Details should be provided as needed. See Section <br /> R106.1.1. <br /> 12. Continuing with the previous comment, the south exterior wall of the building appears to be <br /> located within 5 feet of the south property line, resulting in a fire separation distance (FSD) of <br /> less than 5 feet. If the interior wall covering is removed, a minimum 5/8-inch Type "X"GWB is <br /> required to comply with Table R302.1(1). <br /> 13. The reframed lower roof in Section C/S2 appears to have a slope of less than 2:12. Asphalt <br /> shingles are not permitted. See Section R905.2. <br /> Structural <br /> 1. The submitted drawings do not provide sufficient documentation for the proposed structural <br /> modifications to the existing building. Revised structural drawings should be submitted <br /> providing additional clarification of the proposed construction in the impacted areas, including <br /> but not limited to framing plans, sections, details, construction schedules, fastening schedules, <br /> materials requirements, general notes, special inspection requirements, etc. The drawings <br /> should substantiate compliance with the prescriptive requirements of the IRC. Additional <br /> comments are provided below. See IRC Sections R106.1.1 and R301.1. <br /> 2. The project appears to involve structural modifications that do not comply with the prescriptive <br /> limitations of the IRC. Structural calculations substantiating the design should be submitted for <br /> review. See Section R301.1.3. <br /> 3. The reconstruction of the stairway requires modifications to the low roof, second floor framing, <br /> and the north exterior second-story wall. See Sections R106.1.1 and R301.1. The following <br /> comments should be addressed: <br /> a. Construction for the load bearing wall adjacent to the stairs should be specified.
