The proposed reconfiguration of the second story appears incomplete. The bedrooms do not <br /> include doors, one of which is only 18 inches wide. Additional dimensions for wall locations and <br /> lengths should be specified. If doors are not provided, dashed lines should be provided <br /> effectively delineating the bedrooms from the hallway. See Section R106.1.1. <br /> Architectural <br /> 1. The 38.5-inch exterior door on the west side of the building, per the First Floor Plan on Sheet <br /> S1, appears intended as the primary egress door from the dwelling. An exterior landing should <br /> be provided. The landing height should be specified. Additional step heights from the landing <br /> to the grade, with an additional landing and stairs as needed, should be specified. See Section <br /> R311.3.1. <br /> 2. The minimum required width of hallways at any point should be 36 inches. The area at the top <br /> of the stairs does not comply per the Second Floor Plan on Sheet S1. See Section R311.6. <br /> 3. The stairway should have a minimum 36-inch deep landing at the top and bottom. The area at <br /> the top of the stairs does not comply per the Second Floor Plan on Sheet S1. See Section <br /> R311.7.6. <br /> 4. Handrails should be specified for all stairways. See IRC Section R311.7.8. <br /> 5. The modified stairway appears to extend in front of the existing window. A new window should <br /> be installed that includes safety glazing. See Section R308.4.6. <br /> 6. The rebuilt stairway appears to impact the required headroom for the hallway leading to the <br /> storage/utility space. The minimum headroom is less than 6.5 feet per Section A/S2. At a <br /> minimum, the clearance for the width of the effective hallway under the stairs should not be <br /> less than a standard doorway (e.g., 6 feet 8 inches). See Sections R305.1 and R311.1. <br /> 7. The bedrooms at the Second Story appear to have replacement windows proposed. The <br /> proposed replacement windows appear to be depicted as having horizontally sliding panes, <br /> whereas the existing windows open vertically. The new windows should comply with Section <br /> R310.2.5 Item 1. <br /> 8. The following comments should be addressed for the smoke and CO alarms per IRC Sections <br /> R314 and R315: <br /> a. A note should be included requiring the alarms to be hardwired, interconnected, and <br /> provided with back-up battery power as required. <br /> b.
