The submittal only included one set of construction drawings. Two sets should be submitted. <br /> TWO SETS OF DRAWINGS ARE PRESENTED. <br /> 2. The project should specify the applicable building codes, including but not limited to the 2018 IRC, <br /> 2018 WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. APPLICABLE <br /> BUILDING CODES HAVE BEEN NOTED ON SHT GC-1.0, FIRST PARAGRAPH. <br /> 3. The extent of existing and proposed work is not clear. For example, some of the 2x6 collar ties <br /> appear to be new framing, while others appear to be existing but are not labeled accordingly. The <br /> use of additional existing labels, as well as standard drafting conventions (e.g., grey-scale lines for <br /> existing work, etc.) is recommended. See Section R106.1.1. BLDG. B, (BACK BUILDING) HAS <br /> MODIFIED FRAMING. WE ATTEMPT TO INDICATE ORIGINAL, EXISTING AND NEW WORK. <br /> ADDITIONAL DETAIL CAN BE PROVIDED FOR ANY QUESTIONABLE WORK. <br /> 4. The First Floor Plan on Sheet S1 includes a 38.5-inch exterior door that does not appear to be part of <br /> the original 1910 construction. Note that the original egress appears to have been the porch on the <br /> east side of the building. It is understood that the door does not have a legally permitted exterior <br /> landing, and that the elevation drop to an exterior existing slab-on-grade is approximately 1 foot. <br /> Documentation should be submitted confirming that the doorway is part of the original construction. <br /> Alternatively, reframing of the wall to construction the new doorway should be specified in the <br /> drawings. See Sections R102.7.1, R106.1.1, and R301.1. EGRESS DOOR IS NOW INDICATED ON <br /> WEST ELEVATION OF BLDG. B. LEGAL LANDING AND STEPS ARE SHOWN AND ARE CONSTRUCTED. <br /> DOOR IS 36"STANDARD DOOR, AS REQUIRED FOR ENTRY. <br /> 5. The project includes reconstruction of the stairway. The stairway location is stated as occurring in <br /> the same place as the existing stairway. However, it is understood that the existing stairway is being <br /> replaced because it is also not the original 1910 construction. In addition, the existing stairway was <br /> not reconstructed with permits and does not comply with the requirements of Section R311.7.5. <br /> Note also that the top of the stairway has a minimum head clearance of approximately 5 feet per <br /> Section B/S2, indicating that the existing stairway may have been relocated from the location of the <br /> original stairway (e.g., the upper portion may have turned east-west to maintain headroom, etc.). <br /> Alex Dariotis,CPM WOODWAY HOMES,INC.
