If the stairway has been relocated, the stairway is <br /> required to comply with the headroom requirements of Section R311.7.2. In addition, the landing at <br /> the top would be required to comply with the minimum 7-foot clearance per Section R305.1. See <br /> Section R102.7.1. THE LOCATION OF THE ORIGINAL STAIRWAY, AS BEST AS CAN BE DETERMINED, <br /> HAS BEEN INDICATED. THE NEW LOCATION OF THE STAIRWAY CAUSES HEADROOM CONFLICT. <br /> THIS PROBLEM HAS BEEN CORRECTED BY OFFSETTING THE WALKLINE AT THE TOP TO ALLOW <br /> PROPER HEADROOM CLEARANCE. ADDITIONAL SUPPORT HAS BEEN ADDED TO THE NEW <br /> STRINGERS FOR SUPPORT. SEC. R311.7.2 STATES THE HEADROOM IN STAIRWAY SHALL BE 6'8" <br /> ABOVE TREAD NOSING, OR ABOVE THE LANDING. THIS HAS BEEN ACHIEVED AND INDICATED BY <br /> A SECTION THRU THE STRUCTURE AT THE EXTERIOR EDGE OF THE STAIRWAY, SHT A-9.0. <br /> 6. Continuing with the previous comment, the structural framing for the building, including but not <br /> limited to the second-floor joists and supported framing, may have been modified without permits if <br /> the stairway location has been modified from the original 1910 construction. The structure should be <br /> reviewed for prior evidence of unpermitted modifications. All unpermitted modifications should be <br /> shown in the drawings as new construction and comply with the current code requirements. See <br /> Sections R102.7.1, R106.1.1, and R301.1. ADDITIONAL REQUIRED FRAMING MODIFICATIONS ARE <br /> INDICATED ON SHT A-11.0 <br /> 7. The lean-to structure on the east side of the building should be an enclosed porch per the available <br /> Snohomish County assessor's records. The porch appears to have been boarded over, and the <br /> exterior door separating the habitable space from the porch has been removed, to extend the <br /> interior space of the house and create storage and utility rooms. Modifications to this space or <br /> portions thereof should be shown as new construction; non-modified portions should be returned to <br /> their original condition. The exterior door with a minimum thermal rating per WSEC Table R402.1.1 <br /> should be provided unless the conditioned building space is increased; increasing the space will <br /> require insulation and energy credits. Note that additional structural modifications are recommended <br /> to improve this area (e.g., roof joist connections, etc.). See Sections R102.7.1, R106.1.1, and <br /> R301.1. THE ORIGINAL PORCH SHALL NOT BE A CONDITIONED SPACE. A DOOR INTO THIS SPACE <br /> FROM THE KITCHEN SHALL BE CONSIDERED AS AN EXTERIOR DOOR, TO BE R-28 MIN. AND <br /> WEATHERSTRIPPED. <br /> 8. The proposed reconfiguration of the second story appears incomplete. The bedrooms do not include <br /> doors, one of which is only 18 inches wide. Additional dimensions for wall locations and lengths <br /> should be specified. If doors are not provided, dashed lines should be provided effectively <br /> delineating the bedrooms from the hallway. See Section R106.1.1. REVISED UPSTAIRS FLOOR PLAN <br /> INDICATED ON SHT A-7.0. <br /> Architectural <br /> 1. The 38.5-inch exterior door on the west side of the building, per the First Floor Plan on Sheet S1, <br /> appears intended as the primary egress door from the dwelling. An exterior landing should be <br /> provided. The landing height should be specified. Additional step heights from the landing to the <br /> grade, with an additional landing and stairs as needed, should be specified.
