The stairway should have a minimum 36-inch deep landing at the top and bottom. The area at the <br /> top of the stairs does not comply per the Second Floor Plan on Sheet Si. See Section R311.7.6. <br /> SHT. A-7.0 SHOWS REQUIRED DIMENSIONS. <br /> 4. Handrails should be specified for all stairways. See IRC Section R311.7.8. ALL STAIRWAYS <br /> SHALL HAVE HANDRAILS AT 36"ABOVE TREADS. <br /> 5. The modified stairway appears to extend in front of the existing window. A new window should be <br /> installed that includes safety glazing. See Section R308.4.6. THE ORIGINAL WINDOW SHALL BE <br /> FRAMED IN. SHT. A-7.0. <br /> 6. The rebuilt stairway appears to impact the required headroom for the hallway leading to the <br /> storage/utility space. The minimum headroom is less than 6.5 feet per Section A/S2. At a minimum, <br /> the clearance for the width of the effective hallway under the stairs should not be less than a <br /> standard doorway (e.g., 6 feet 8 inches). See Sections R305.1 and R311.1. SHT. A-9.0 SHOWS <br /> REQUIRED DIMENSIONS. <br /> 7. The bedrooms at the Second Story appear to have replacement windows proposed. The proposed <br /> replacement windows appear to be depicted as having horizontally sliding panes, whereas the <br /> existing windows open vertically. The new windows should comply with Section R310.2.5 Item 1. <br /> REPLACEMENT WINDOWS SHALL BE SINGLE HUNG TO PROVIDE PROPER EGRESS, SHT. A-10.0. <br /> 8. The following comments should be addressed for the smoke and CO alarms per IRC Sections <br /> R314 and R315: <br /> a. A note should be included requiring the alarms to be hardwired, interconnected, and provided <br /> with back-up battery power as required. <br /> b. Alarm clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br /> c. The Second Floor Plan on Sheet S1 does not appear to provide doors for the bedrooms. While <br /> doors are not required, it is presumed these may be intended or could be provided later. The <br /> plan should include alarms in each of the designated bedroom spaces and above the upper <br /> stairway landing. NOTES HAVE BEEN ADDED TO UPPER FLOOR PLANS, SHT. A-7.0. DOORS <br /> HAVE BEEN ADDED. <br /> 9. Sheet S1 states that the exterior 2x4 and 2x6 wall cavities should be insulated with R-14 and R20 <br /> insulation, respectively. The minimum insulation should be revised to R-15 and R-21, respectively. <br /> Note that if the habitable space is increased to include the existing porch, this area is required to <br /> comply with the minimum insulation for new construction. See WSEC Table R402.1.1. PROPER WALL <br /> INSULATION HAS BEEN INDICATED ON SHT. A-11.0. <br /> 10.Continuing with the previous comment, the roof attic space appears to be similarly exposed.
