require fire-rated construction. Details referencing listed and tested assemblies should be included in <br /> the drawings. The extend of all assemblies should be clearly indicated. <br /> 9. All air ducts penetrating the horizontal assembly are required to have radiation dampers. Note that <br /> the kitchen hood cannot have a damper and must vent directly through the wall. <br /> 10. Continuing with the previous comment, the basement laundry room serves more than one unit and is <br /> isolated appropriately for fire protection. However, the laundry requires ventilation ducting to travel <br /> to the building exterior. The path of the ducts needs to be shown. The ducts need to be located in <br /> rated enclosures or provided with radiation dampers. Note that radiation dampers cannot be used for <br /> dryer exhaust. See IBC Section 717. <br /> 11. All smoke detectors in each unit should be interconnected, hardwired, and provided with back-up <br /> battery power. <br /> 12. The A/3 unit requires a smoke/CO detector outside the bedroom door. The detector should be located <br /> close to the bedroom door but as far from the bathroom door as possible. <br /> 13. The A/1 and A/2 unit upper bedrooms should have the smoke/CO detector located directly outside the <br /> bedrooms, not on the other side of another door. The detectors should be located as far from the <br /> bathroom doors as possible. <br /> 14. The horizontal and vertical assemblies require sound rating per IBC Section 1206. <br /> 15. The wall and ceiling cavities are required to be insulated per WSEC Section R503.1.1. <br /> 16. The roof may require ventilation. Additional detailing should be provided as needed. <br /> 17. The window well system should be specified. Note that the well appears to span 14 feet. It is not clear <br /> that a prefabricated system is available that complies with the proposed design. Additional <br /> information should be provided for the performance requirements (e.g., maximum depth, etc.). A <br /> revised design (e.g., concrete retaining wall, etc.) may be required. The depth of the grade below the <br /> windows should also be specified; the grade should provide the minimum clearance per IBC Section <br /> 2304.12. <br /> 18. The landing at the bottom of the north stairway for Unit A/2 does not appear code compliant. It <br /> should be at least 3-feet long in the direction of travel. It is understood that the locations of walls are <br /> believed to be existing. This condition should be verified. If existing, it is recommended that this non- <br /> conforming condition be mitigated if possible. <br /> 19. The following should be addressed for the reconstruction of the west wall <br /> a. Calculations substantiating the design should be submitted for review. <br /> b. The beams and columns do not appear to be adequately reinforced per ACI 318-14. Notably, <br /> these elements to not include confining and shear reinforcement. The beams appear to <br /> potentially support overturning loads from the shear walls above. Overturning loads must be <br /> considered from wall segment ends regardless of whether the walls themselves are adequately <br /> designed and detailed for lateral loads. <br /> c. The out-of-plane performance of the retaining wall is not clear. The column elements do not <br /> appear adequate to span to the floor above and support the top of the wall (i.e., below the <br /> windows) against rotation. The wall should be redesigned as a gravity wall, or calculations <br /> substantiating the design of the columns to resist flexural out-of-plane loading concurrent with <br /> in-plane and axial forces should be submitted for review. <br /> d. The design of the footings appears to be incomplete, including but not limited to missing <br /> dimensions. <br /> 20. A schedule of special inspections is required per IBC Chapter 17. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
