Mr. Martin Reimers
Concept Architecture, LLC
Plan Check Number: B2210-002, Second Building Review
May 24, 2023
Architectural
Fire Protection:
3. Fire-rated details have been added in response to the original comment. The following
comments should be addresses:
a. Detail 8/A0.2 should be revised to specify that the two GWB layers are 5/8-inch thick. The
"U" brackets should have a maximum spacing of 24 inches specified.
b. Additional details are required for the new and existing framing in the basement level below
the new enclosed area above. Framing requiring fire-rated protection includes but is not
limited to the stee and wood beams shown in the sections and details on Sheet A4.1.
c. Section 3/5.2 specifies one layer of 5/8-inch GWB around the wood beam. This does not
provide valid fire-protection. See comments above.
4. This comment has not been completely addressed. The roof assembly includes insulation that
is not referenced in the selected assembly. Insulation reduces the fire-resistance of the GWB.
The assembly listing should be revised to one including the required insulation. See IBC
Section 703.3.
Egress:
7. This comment has not been completely addressed. Additional exterior emergency egress
lighting should be specified at the entryway doors. See IBC Sections 1008.3.1 and 1008.3.2(5).
Energy:
8. Sheet A2.1 has been revised to include the"Energy Notes"section in response to the original
comment. The following comments should be addressed:
a. The section does not clearly coordinate with the details. It is noted that several assemblies
are not correct. The notes and details should be revised. Required changes include but are
not limited to:
i. The roof insulation is intended from pre-engineered metal buildings. This project
involves a metal-framed roof. An insulated layer with a liner system is not be included.
The insulation should be R-38ci, or an alternative system should be provided and
substantiated per WSEC Section C402.1.5.
ii. The wall insulation is not clear. The details should be revised to specify insulation
complying with WSEC Table C402.1.3.
iii. The floor slab is not insulated and does not include a thermal break with the foundation.
The details should be revised. Additional insulation should be provided to other
components of the envelop in lieu of the thermal break per WSEC Section C402.1.5.
b. The drawings should include a schedule of energy credits per WSEC Section C406. This is
not included on Sheet A2.1. The insulation in the building envelop components should be
modified as needed.
CO3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 2 of 4
