r Mr. Martin Reimers
Concept Architecture, LLC
Plan Check Number: B2210-002, Second Building Review
May 24, 2023
Structural
Lateral System:
7. This comment has not been completely addressed. The lateral load path for the new roof will
be primarily to the existing building through wood and masonry anchorage. This includes the
north-south direction due to the metal deck that provides a relatively stiffer load path than the
proposed steel moment frames. See IBC Sections 107.2.1 and 1603.1. The following
comments should be addressed:
a. Detail 11/S801 should be revised to clarify the existing wall construction; it is presumed that
the fasteners are transferring load to an existing sheathed wall. The blocking construction
should be revised to specify fasteners between the blocking and the studs. The minimum
fastener lengths should be specified.
b. Detail 16/S801 should be revised to specify fasteners suitable for connection to unreinforced
masonry and approved for seismic loading. Documentation substantiating the selected
fasteners should be submitted for review.
c. Calculations substantiating the fastener design in both principal directions (i.e., shear and
withdrawal) for both the wood and masonry attachments should be submitted for review.
See IBC Sections 1604.1 and 1604.4.
Additional Comments:
11. General Structural Note 1.11 on Sheet S000 should include a schedule of special inspections.
The schedule should specify the types and frequency for each inspection. Work requiring
inspections includes but is not limited to geotechnical, concrete, and steel construction. See
IBC Section 1704.3.1.
12.The General Structural Notes on Sheet S000 should include criteria for the lateral loading and
lateral system(s). See IBC Section 1603.1.5.
13.The proposed lateral system includes an ordinary steel moment frame on the east side include
drag struts. See IBC Sections 1604.1, 1604.4, and 1613.1. The following comments should be
addressed:
a. Calculations substantiating the design of the beams being utilized as drag struts should be
submitted for review. The design should consider concurrent axial and flexural loading.
b. Calculations substantiating each mechanism of the connection should be submitted for
review. It is noted that the connection plates are welded to the column faces instead of
utilizing knife plates. The flexure of the column faces should be included in the design, or
knife-plates should be used to provide a direct load path.
14.The beam shear connections in Details 2, 6, and 7 on Sheet S801 utilize a single bolt and result
in significant eccentricity. The second bolt will not contribute to shear transfer. It is noted that
Details 6 and 7 do not specify the distance to the first bolt. Calculations substantiating the
shear connections should be submitted for review.
