Mr. Martin Reimers
Concept Architecture, LLC
Plan Check Number: B2210-002, First Building Review
January 20, 2023
Architectural
General:
1. The structural details generally consist of architectural details that have been reproduced on
structural sheets and sealed by the engineer. This is not recommended as it creates redundant
and potentially conflicting information. The architectural sheets should include a note stating
that the structural drawings control for all structural construction. See IBC Section 107.2.1,
RCW 18.43, and structural comments below.
Fire Protection:
2. Sheet A2.1 includes a Wall Legend that references and conflicts with Detail 5/A0.2. The Wall
Legend appears to specify wood panel structural sheathing that is not specified in the detail. In
addition, the narrative appears to indicate that the GWB occurs between the structural
sheathing and the GWB. The drawings should be revised to clearly indicate the proposed
construction. See IBC Section 107.2.1 and structural comments below.
3. The building is classified as Type VA construction and required minimum one-hour rated
protection per IBC Table 601. The sections and details do not indicate the beams and columns
are protected, including the elements at the basement level. Details providing the minimum-
required protection should be included. The details should include references to tested
assembly listings per IBC Section 703.2, or be designed per IBC Section 721 or 722. Details
designed per Section 721 should include the appropriate code reference. Details designed per
Section 722 should be substantiated by calculations.
4. Detail 4/A0.2 references IBC Table 721.1(3)-21-1.1 for the rated assembly. This assembly is for
wood-framed construction, not solid steel joists as indicated in the detail. The assembly
reference should be revised, or a tested assembly should be referenced per IBC Section 703.2.
Egress:
5. The new entryway doors should specify panic hardware. See IBC Section 1010.1.10.
6. Additional exit sign should be specified in the new entryway. See IBC Section 1013.
7. Additional interior and exterior emergency egress lighting should be specified at the entryway
doors. See IBC Sections 1008.3.1 and 1008.3.2(5).
Accessibility:
8. The new south entry doorway appears intended to include both a latch and closer. The door
should specify a minimum 12-inch clearance on the latch side. See IBC Section 1101.2 and ICC
A117.1-09 Figure 404.2.3.2(b).
3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 2 of 5
