The new entryway appears to include insulation and is proposed as a heated space. The <br /> following comments should be addressed: <br /> a. The insulation should comply with WSEC Section C402 and be specified in the drawings for <br /> each component of the envelope, including the fenestrations and foundation. <br /> b. The drawings should include a schedule of energy credits per WSEC Section C406. The <br /> insulation in the building envelop components should be modified as needed. <br /> Miscellaneous: <br /> 10. The new entry way includes glazing at hazardous locations. Safety glazing should be specified <br /> where required. This includes existing windows that are impacted by the proposed design, <br /> including but not limited to windows adjacent to the new south door. References to or <br /> transcribing this section do not satisfy this requirement. See IBC Section 2406. <br /> Structural <br /> General: <br /> 1. The structural details generally consist of architectural details that have been reproduced on <br /> structural sheets and sealed by the engineer. This is not recommended as it creates redundant <br /> and potentially conflicting information. As indicated in other comments below, the structural <br /> design also appears to be unclear and incomplete. Sections and details specific to the structural <br /> design are recommended. See IBC Section 107.2.1. <br /> 2. The architectural plans appear to include demolition and modification of a portion of the <br /> exterior building wall on the north side of the doorway. The structural drawings do not clearly <br /> should the proposed construction and should be revised. See IBC Sections 107.2.1 and 1603.1. <br /> Foundation System: <br /> 3. The details in the structural drawings do not appear to provide connections between the <br /> structure and the foundations, including but not limited to wood walls, and wood and steel <br /> posts. Connection details should be included in the drawings. See IBC Sections 107.2.1 and <br /> 1603.1. <br /> 4. The proposed construction shown in Detail 9/S800 and Section 1/S801 is not clear. The <br /> drawings appear to indicate construction of new concrete stairs. However, the drafting <br /> standards to not clearly distinguish between new and existing construction. The plans similarly <br /> do not indicate the construction of new steps in the plans, nor do they show an extension of the <br /> sidewalk between the steps and the existing sidewalk; aerial imagery indicates the steps <br /> terminate into and existing planter. In addition, the drawings do not clearly show construction <br /> and required modifications to existing below-grade structural elements. The drawings should <br /> be revised to clearly indicate the proposed construction.
