The framing plans on Sheet S101 do not clearly indicate the required construction. Framing is <br /> not specified in multiple locations as indicated in the sections and details. The plans indicate <br /> both wood and steel posts, but do not clearly indicate the which is intended at each location. <br /> The continuity of posts between the basement, main level, and upper roof is not clear. The <br /> extent of continuous beam lengths is not indicated; the north end of the roof includes a <br /> cantilever end that should be supported by a backspan with a minimum defined length. The <br /> size and spacing of the roof joists is not specified. The framing plans should be revised. See <br /> IBC Sections 107.2.1, 1603.1, and 1604.4. <br /> 6. The details in the structural drawings do not appear to provide complete connections between <br /> the structural framing elements, including but not limited to roof joists and beam, beam-beam <br /> connections, and beam-post connections. Connection details should be included in the <br /> drawings. See IBC Sections 107.2.1 and 1603.1. <br /> Lateral System: <br /> 7. The lateral load paths for the new entryway structure are not clear. Structural calculations for <br /> lateral resistance have not been provided. The connections to the existing URM in the details <br /> on Sheets S800 and S801 do not substantiate a valid load path. Regarding out-of-plane <br /> loading, a direction connection to structural framing under the URM veneer is required, or <br /> analysis and additional detailing is required to substantiating the wall construction and its <br /> capacity to transfer lateral forces from its own weight and the additional roof weight. See IBC <br /> Sections 1604.1, 1604.2, 1604.4, and 1613.1. <br /> 8. Continuing with previous comments, the details in the structural drawings do not appear to <br /> include connections between the structural walls and foundations and should be revised. <br /> Calculations substantiating the anchor capacities should be submitted for review. See IBC <br /> Sections 107.2.1 and 1604.4. <br /> 9. Calculations for shear wall holdowns should be submitted for review. The design should comply <br /> with one of the methods per ACI 318-14 Section 17.2.3.4.3. Where Option (d) is used, the <br /> overstrength factor must be applied to the earthquake component, not the net uplift force. See <br /> IBC Sections 1605.2 and 1613.1, and ASCE 7-16 Section 12.4.3.1. <br /> 10. Calculations for shear wall shear anchors should be submitted for review. The design should <br /> comply with one of the methods per ACI 318-14 Section 17.2.3.5.3.
