Plans should clearly state the intended use of the 2nd story. <br /> Note that the second floor does not meet the area requirements of a sleeping loft per Section <br /> R327.2.1. Also, it appears the 2nd story does not meet the height requirements of a habitable <br /> attic specified per Section R326.2. Sheet 4 specifies the room height to be 6'-3"and the <br /> minimum required height for a habitable attic is 7'-0". <br /> 2. Plans should specify attic access openings to attic areas that have a vertical height of 30 inches <br /> or greater over an area of not less than 30 square feet. The rough framed opening should be <br /> not less than 22 inches by 30 inches. R807.1 <br /> 3. A stair detail should be provided and should show the required dimensions for the risers and <br /> treads. The tread depth should not be less than 10 inches and the risers should not be more <br /> than 7 3/4 inches. See Section R311.7.5. It appears that the winder treads are less than 6 <br /> inches. Plans should be updated to show winder treads to have a depth not less than 6 inches <br /> at any point within the clear width of the stair. R311.7.5.2.1. <br /> 4. Plans should specify safety glazing for windows located on the 2nd floor per Section R308.4.3. <br /> 5. See Sheet 2. It appears that a guardrail/half-wall is located adjacent to the stairway. Plans <br /> should provide a detail specifying the requirements per Section R312.1. The plans should <br /> include details for the construction of the guards. The guards, connections, and structural <br /> framing supporting the guards should be designed for a 200-pound load applied in any direction <br /> and guard in-fill components should be designed to withstand a horizontally applied normal load <br /> of 50 pounds on an area equal to 1 square foot. See loading requirements for guard in IRC <br /> Table 301.5. <br /> 6. See Section 3 on Sheet 5. Wood siding, sheathing and wall framing on the exterior of the <br /> building should have a clearance of not less than 6 inches from the ground or less than 2 inches <br /> measured vertically from the concrete step. R317.1 (5) <br /> Structural <br /> 1. Provide general structural notes including but not limited to: <br /> a. Specify all design load values, including dead, live, snow, wind, and soil bearing values. <br /> b. Specify grading and species of all framing lumber, including sheathing. Specify pressure- <br /> treated wood and hot-dip galvanized or stainless-steel fasteners, anchors and hardware <br /> where required. <br /> c. Specify maximum design concrete strength, concrete sack mix and reinforcing bar <br /> grade. <br /> d. Provide nailing schedule on the drawings. Refer to IRC Table R602.3 (1) and list <br /> applicable connections on the drawings.
