The details should <br /> include top and bottom connections to the supporting construction; where the walls are not <br /> continuous to the roof framing above, struts bracing the top of the walls should be provided. <br /> The walls and connections should be design to resisting a minimum 5 psf load. See IBC <br /> Sections 107.2.1 and 1607.15. <br /> 4. The minimum clear open width for all doors should be 32 inches. See IBC Section 1010.1.1. <br /> 5. The new Break Room does not provide sufficient accessible access, exiting, and turnaround <br /> clearance. The room should be revised. See IBC Section 1101.2, and ICC A117.1-09 Sections <br /> 304 and 404. <br /> 6. The new Break Room is understood to have a new sink and laundry facilities. This should be <br /> shown as new work in the Proposed Floor Plan. See IBC Sections 105.1 and 107.2.1. <br /> 7. The new Break Room includes a new shower. The shower size and access is required to <br /> comply with the accessibility requirements of ICC A117.1-09 Section 608. Details for grab bars <br /> should be included in the construction drawings. See IBC Section 1101.2. <br /> 8. The Restroom is understood to have a new sink cabinet installed. This should be shown as new <br /> work in the Proposed Floor Plan. See IBC Sections 105.1 and 107.2.1. <br /> 9. The Restroom is understood to have a new water heater installed between the sink and toilet. <br /> See IBC Sections 105.1 and 107.2.1. The following comments should be addressed: <br /> a. The water heater should be shown as new work. <br /> b. The water heater encroaches on the accessible clearances for the toilet and cannot be <br /> installed where shown. The water heater should be moved to another location. See IBC <br /> Section 1101.2 and ICC A117.1-09 Section 604. <br /> c. Seismic straps should be specified to restrain the water heater. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
