It appears that a portion of the existing garage is being converted to habitable <br /> space. New habitable space requires to comply with current residential code and energy code <br /> requirements (WSEC R502.1). Plans should show how the space complies with the current <br /> energy code requirements. Note that the energy code requires the floor slab to be insulated. <br /> See WSEC Table 402.1.1 for insulation requirements and options for existing slabs. <br /> 6. Plans should provide details for the stairway, railings, guard rails, and half walls. Reference to <br /> the refer to the IRC is not adequate. R311.7, R312.1 <br /> 7. Continuing with the previous comment, guards and handrails should be designed to resist a <br /> 200-pound load in any direction at any point along the top and guard in-fill components should <br /> be designed to withstand a horizontally applied normal of 50 pounds/foot. Plans should show smoke detectors (alarms) installed in each <br /> sleeping room, at a point centrally located in the corridor giving access to each separate <br /> sleeping area, and on each floor.
