See Page 7 of the structural calculations. Calculations state that the"J1"joists are supporting <br /> the ridge loading. Plans should provide a detail of bracing and connections to joists. R106.1.1 <br /> 2. See Sheet S2.0. Crawl space joists should be specified on the plans. Calculations specify 2x10 at <br /> 16 inches O.C. R106.1.1 <br /> 3. See Sheet S2.0 and S2.1. It appears that the shear wall located at the back of the garage is <br /> missing a footing. Plans should provide a footing below the shear wall. R106.1.1 <br /> 4. See Sheet A4.0. It appears that the beam supporting the roof may be in the incorrect locations <br /> or the roof framing plan does not show existing framing. Roof framing plan on Sheet S2.1 <br /> should be updated to show location of the beam or update section to match roof framing plan. <br /> If support bracing is being relocated to new beam locations, a detail should be provided <br /> showing size and connections to new beams. <br /> 5. See hold down calculations on Page 9. It is not clear if the correct load combination was used <br /> when calculating the uplift force. See load combinations in ASCE 7-16 or IBC Section 1605.3.1. <br /> It appears that a hold down may be required. <br /> 6. See Sheet S1.0, Note 11. It appears that a Geotechnical report is referenced in the note, but <br /> the report was not submitted. A Geotechnical report should be submitted, and pin piles should <br /> be designed according to the report. <br /> 7. Continuing with the previous comment, structural special inspections may be required for this <br /> project. A statement on special inspections has not been provided and should be provided on <br /> the plans. The statement should include a table listing each type of special inspection and <br /> should specify the extent of each inspection (e.g., continuous, periodic) per IBC Section <br /> 1704.3.1. The table should include special requirements for seismic and wind resisting systems <br /> as required by IBC Sections 1704.3.2 and 1704.3.3, respectively. See IBC Sections 107.1, <br /> 1704.2.3, 1704.3, Table 1705.3. <br /> 8. See Sheet S2.1, interior W6 shear wall located in the master bedroom. Provide a detail showing <br /> a complete load path and load transfer from roof to shear wall. R106.1.1 <br /> 9. Plans should provide details of the new deck construction. Provide a detail of the deck post <br /> footings and deck beam connection to post. R106.1.1, Section R507.3 <br /> 10. See Sheet S2.0. It appears that the stairway wall is a bearing wall supporting the floor framing <br /> above. An existing footing may be located at the wall location and should be shown on the <br /> plans or a new footing should be provided.
