See Section <br /> R106.1.1. <br /> 3. The house should have a complete egress system for all areas of the house. It appears that <br /> the lower level is required to egress via the stairway to the main level and front door. Note that <br /> egress through the garage is not allowed. The stairway and landings, and associated access, <br /> should be clearly shown. At least one handrail should be provided. See Sections R311. <br /> 4. The bedrooms should have windows. Due to the age of the house, original bedrooms may not <br /> comply with the current code requirements for egress windows. However, windows would have <br /> been required for all bedrooms and should be shown on the plans. Modifications to create new <br /> bedrooms should comply with current requirements. See IRC Section R310. <br /> 5. Smoke and CO alarms should be provided per IRC Sections R314 and R315. A heat detector is <br /> required in the garage per Section R314.2.3. The locations of all alarms should be shown on <br /> the plans. A note should be included requiring the alarms to be hardwired, interconnected, and <br /> provided with back-up battery power as required. Alarm clearances should comply with Section <br /> R314.3 Item 4 and Section R314.3.1. <br /> 6. The attic spaces should be provided with access openings per Section R807. <br /> 7. Insulation should be specified for all exterior walls including basement and foundation walls, <br /> floors, slab-on-grade, and ceiling/roof cavities per WSEC Table 402.1.1. Note that the reduced <br /> depth of the 2x8 roof construction does not have sufficient depth to comply with the minimum <br /> R-38 thermal rating using batt insulation. <br /> 8. The garage should be designed with fire-protective construction per Section R302.6. <br /> 9. The bathrooms and kitchen should specify exhaust fans including the minimum required <br /> performance rates per Table M1505.4.4(1). <br /> Structural <br /> 1. The"Design Criteria" Items 4 and 5 for wind and seismic loads, respectively, on Sheet S100 is <br /> incomplete. See Section R106.1.1 and IBC Section 1603.1. <br /> 2. A general fastener schedule should be provided per Table R602.3(1). Providing a reference to <br /> this table in the drawings does not satisfy this requirement. <br /> 3. Details for the construction of the new interior walls should be included, including furred walls <br /> at the foundation. The details should specify connections for the top and bottom framing plates <br /> to the existing structure.
