It appears that the proposed project may involve converting the single-family residence (SFR) <br /> to an adult family home(AFH). The project scope should be clarified. 'As <br /> of today, we are planning to convert the house to(AFH)" <br /> LAJo-1 <br /> 3. Engineered design may be required per Section R301.1.3 and the comments below. Structural <br /> drawings and calculations should be sealed and signed by a professional engineer licensed in <br /> the state of Washington per IBC Section 107.3.4 and RCW Sections 18.43.010, 18.43.020, and <br /> 18.43.070. "We have determined that converting the carport into a leaving room is not cost <br /> affective. Therefore, we have revised the project description to Remold the existing home by <br /> adding the 4th bedroom an office and study room;remodel the bathrooms, remolding the <br /> kitchen and relocating the washer and dryer location to the main bathroom. <br /> Architectural <br /> 1. The primary egress door should be designated on the drawings and specified to have a <br /> minimum 32 clear opening. See Section R311.2. "N/A" <br /> 2. Landing should be specified at all exterior doors per Sections R311.2 and R311.3.1. Where <br /> landings are not level with the grade leading from the house, the height of the landing above <br /> the adjacent grade should comply with Section R311.7.5.1. "N/A" <br /> 3. The smoke and CO alarms required immediately outside the sleeping areas should be relocated <br /> closer to the bedrooms. See Sections R314.3 and R315.3. "Updated" <br /> 4.
