The proposed project required complete of the Adult Family Home (AFH) Building Inspection <br /> Checklist per WAC 51-51. The following comments should be addressed: <br /> a. The first page containing Sections 1 through 4 was not completed. <br /> b. The Checklist did not include 8.5x11 floor plans as required per Section 3. <br /> Architectural <br /> 1. Bedroom 2 in the Lower Level Plan 1/A2.1 is only 6'-9"wide. The remove is required to have a <br /> minimum clear width of 7'-0"for the minimum required room area of 70 SF. The design should <br /> be revised. See Section R304.2. <br /> 2. The Energy Notes on Sheet A2.1 include "Heating Option 2". The option does not exist in <br /> WSEC Table R406.3. The selected option should be clarified. The minimum performance <br /> requirements for the selected option should be stated in the drawings. <br /> 3. Additional elevations should be provided for the grab bars in the bathroom in the Lower Level <br /> Plan 1/A2.1, particularly at the toilet. Dimensions and location for the fixed bar should be <br /> provided. The distance between the grab bars should be specified and provided with adequate <br /> clearance to grasp. Blocking should be specified in all walls supporting grab bars and designed <br /> for a minimum 200-pound load per Table R301.5. See Section R330.8. <br /> 4. Handrails should be specified for all stairs, including the front porch and read deck. See Section <br /> R311.7.8. <br /> 5. The Electric Legend on Sheet E2.1 should specify the that the smoke/CO alarms are hardwire, <br /> interconnected, and provided with backup battery power. See Section R330.5. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
