Guide Property Management LLC <br />1500 Westlake Ave N • Suite 212 • Seattle, WA 98109 <br />(206) 737-8171 <br />14 <br />Sustainable Living Addendum <br />14.1 ADDENDUM <br />This Addendum ("Addendum") is made part of the Residential <br />Lease Contract ("Agreement") dated 09/01/2024 , and is between <br />the Owner of 600 Ninth ("Owner") and City of Everett , <br />(collectively and individually "Residents"), for the premises at <br />600 9th Ave - 401 <br />Seattle, WA 98104 <br />(the "Leased Premises"), which is located within 600 Ninth (the <br />"Residential Community"). All capitalized terms used but not <br />defined herein shall have the meaning set forth in the Agreement. <br />Where the terms and conditions of this Addendum vary or conflict <br />with the terms and conditions of the Agreement, the terms and <br />conditions of this Addendum shall control. <br />14.2 PURPOSE OF ADDENDUM <br />This Addendum will provide requirements and guidelines that are <br />beneficial to improve the quality of the Community’s social, <br />environmental, and economic impact for all. All Residents are <br />required to sign this Addendum. <br />14.3 ENERGY EFFICIENCY <br />The following are guidelines recommended to reduce overall <br />energy consumption and reduce electricity/gas expenses. <br />Thermostat Settings.During the winter months, Energy.gov <br />(https://www.energy.gov/)recommends setting your thermostat to <br />68°F while you are awake and setting it lower while you are asleep <br />or away from home. Considerations should be made for extremely <br />cold temperatures as to avoid freezing pipes. <br />During the summer months, with central air conditioning, <br />Energy.gov recommends setting the thermostat to 78°F while you <br />are occupying the apartment and need cooling and setting the <br />thermostat higher while you are away. Energy.gov recommends that <br />you set your thermostat at as high a temperature as comfortably <br />possible and ensure humidity control if needed. <br />Please note that the thermostat settings listed above are only <br />recommended guidelines and that the appropriate thermostat <br />setting will depend upon weather conditions and the size and <br />layout of your unit. <br />Lighting and Light Bulbs.Use natural light when possible. <br />Consider replacing standard incandescent light bulbs with energy- <br />saving compact fluorescent light bulbs (CFLs) or light-emitting <br />diodes (LEDs). <br />Appliances.We strongly encourage the use of appliances that have <br />the ENERGY STAR label or other energy-efficient labeling. <br />Conserve Electricity. Consider unplugging chargers for power <br />tools, mobile phones, laptops, televisions, and other electronic <br />devices when not in use, or when you plan to be away from the <br />apartment for an extended period of time. <br />14.4 WATER EFFICIENCY – REQUIREMENTS <br />AND SUGGESTIONS <br />The following requirements and suggestions will help reduce <br />overall water consumption at the Community. <br />Requirements. <br />•Residents are required to report leaks to owner immediately <br />to prevent damage, conserve water, and manage water/sewer <br />costs. <br />•The apartment may come equipped with water saving fixtures <br />and appliances, including, but not limited to, showerheads, <br />toilets, faucets, dishwashers, and washing machines. <br />Residents are required to receive written approval from us <br />prior to replacing or altering any of these fixtures/appliances. <br />Suggestions. <br />•Every drop counts! Turn off water when shaving, washing <br />hands, and brushing your teeth. <br />•When doing laundry, also consider only washing full loads. <br />When washing small loads, be sure to use the appropriate <br />water level setting. <br />14.5 WASTE AND RECYCLING – REQUIREMENTS <br />ANDSUGGESTIONS <br />The following requirements and suggestions will help reduce <br />overall waste consumption and reduce waste expenses. <br />Requirements. <br />•All Residents are required to dispose of waste and recyclables <br />in the appropriate containers in accordance with the Owner’s <br />Rules and Regulations, in addition to any applicable local <br />ordinances. <br />•Per common practice, the following materials are generally <br />not recyclable: Styrofoam, window glass and mirrors, <br />electronic waste (TVs and computers), motor oil containers, <br />yard waste, chemicals, cleaning products or solutions, <br />chemical containers, shredded paper, plastic bags, ceramics or <br />dishes, food waste, scrap metal, monitors. <br />Suggestions. <br />•For materials that are not recyclable, we recommend finding <br />ways to reduce and reuse those items. Visit <br />https://www.plasticfilmrecycling.org for additional <br />information. <br />•We encourage you to contact your local Waste Industries <br />branch or recycling center to find a list of accepted materials <br />for your recycling center. <br />14.6 INDOOR ENVIRONMENT AND WELLNESS <br />The following are guidelines which promote the quality of the <br />33
