The distribution of lateral forces does not appear to be correct. The Roof load is divided <br /> evenly between three wall lines while the Main Floor load is divided to two wall lines. Each <br /> level has three wall lines with some amount of wood framed shear walls. In addition, <br /> tributary distribution would effectively result in approximately one-half of the load resisting <br /> by the interior wall lines and one-quarter of the load resisted by the outer wall lines. Note <br /> that this is an approximation for the purpose of this comment; the actual tributary <br /> distribution should be based on one the geometric spacing of the walls as allowed for <br /> flexible diaphragm assumptions. Revised calculations should be submitted for review. See <br /> IBC Section 1604.4. <br /> 10. Calculation page 5 of the Seismic Analysis appears to compare the allowable stress level of <br /> the seismic forces with the ultimate level of the wind forces in determining the shear wall <br /> design, including but not limited to the wall length, type, and overturning design loads. <br /> Consistent load types should be considered. Note that regardless of the maximum load <br /> type, seismic detailing is required per IBC Section 1604.9. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
