Structural drawings and calculation sealed and <br /> signed by professional engineer licensed in the state of Washington are required. See IRC <br /> Section R301.1.3, IBC Section 107.1, and RCW Chapter 18.43. <br /> Structural and geotechnical special inspections are required for this project. A statement on <br /> special inspections has not been provided and should be submitted with the permit <br /> documents. The statement should include a table listing each type of special inspection and <br /> shall specify the extent of each inspection (e.g., continuous, periodic) per IBC Section <br /> 1704.3.1. The table should include special requirements for seismic and wind resisting <br /> systems as required by IBC Sections 1704.3.2 and 1704.3.3, respectively. Work requiring <br /> inspections includes but are not limited to soils, concrete, and wood. See IBC Sections <br /> 107.1, 1704.2.3 and 1704.3. <br /> 3. The drawings, including but not limited to the Foundation Plan on Sheet A3, do not clearly <br /> show the construction of the foundations. Missing information includes but is not limited to <br /> the top and bottom of wall elevations, footing elevations, step elevations, and details for <br /> footing steps. The drawings should be revised. See IBC Sections 107.2.1 and 1603.1. <br /> /}! The project includes foundations that also act as retaining walls. Details for the wall <br /> construction should be included in the drawings. Calculations substantiating the design <br /> should be submitted for review. The design should include all surcharge loads (e.g., <br /> seismic, traffic, etc.) concurrent with active and restrained earth pressures. See IBC <br /> Sections 1603.1, 1604.1, 1605, 1610, and 1803.5.12. <br /> 5. The drawings do not show the locations of all shear walls. Note that the Main Floor level <br /> also requires shear walls due to most walls not being full height to the underside of the <br /> framing. The drawings should be revised. Additional comments may be provided pending a <br /> review of the revised drawings. See IBC Sections 1603.1 and 1604.4. <br /> 6. Calculations substantiating the design of the shear wall holddowns should be submitted for <br /> review. The design should comply with ACI 318-14 Section 17.2.3.4.3. See IBC Section <br /> 1901.2. <br /> 7. Calculations substantiating the design of the floor and roof diaphragms should be submitted <br /> for review. See IBC Sections 1604.1, 1604.2, 1604.4, and 2306.1. <br /> 8. Continuing with the previous comment, the diaphragm appears to required collectors to <br /> transfer diaphragm forces to the shear walls at both levels and in both directions. <br /> Calculations substantiating the load transfer path to the walls should be submitted for <br /> review. The design should comply with ASCE 7-16 Section 12.10. Details for the chord <br /> design and connections to the shear walls should be included in the drawings.
