See Page 7 of the structural calculations. Calculations state that the "J1" joists are supporting the ridge loading. Plans <br />should provide a detail of bracing and connections to the joists. R106.1.1. <br />The support of the ridge loading is unchanged and new sistered joists have been added to stiffen the existing condition. <br />Detail 4/S3.0 has been modified to include this information. <br />2. See Sheet S2.0. Crawl space joists should be specified on the plans. Calculations specify 2x10 at 16 inches o.c. R106.1.1. <br />The crawl space joist designation of 2x10's has been added to the plans, sheet S2.0. <br />3. See Sheet S2.0 and S2.1. It appears that the shear wall located at the back of the garage is missing a footing. Plans should <br />provide a footing below the shear wall. R106.1. I. <br />The shear wall in question is not a bearing wall since a new beam has been added to support the roof loads. Lateral loads <br />are transferred to the existing slab with new post installed anchors. A continuous footing is not structurally required. See <br />sheet S2.1 for the addition of notes to attach the bottom of the shear wall to the existing slab. <br />4. See Sheet A4.0. It appears that the beam supporting the roof may be in the incorrect locations or the roof framing plan <br />does not show existing framing. Roof framing plan on Sheet S2.1 should be updated to show location of the beam or <br />update section to match roof framing plan. If support bracing is being relocated to new beam locations, a detail should be <br />provided showing size and connections to new beams. <br />There are two conditions reflecting new beam construction. Detail 2 shows a "flush" condition, and detail 3 shows a <br />condition with the beam above the existing ceiling joist construction. Both details are cut on the current roof framing plan. <br />5. See hold down calculations on Page 9. It is not clear if the correct load combination was used when calculating the uplift <br />force. See load combinations in ASCE 7-16 or IBC Section 1605.3.1. It appears that a hold down may be required. <br />Hold downs have been added to the plans for this shear wall location. <br />6. See Sheet S1.0, Note 11. It appears that a Geotechnical report is referenced in the note, but the report was not submitted. A <br />Geotechnical report should be submitted, and pin piles should be designed according to the report. <br />
