Page 2 <br />A geotechnical report has not been prepared for this project. The structural design is based on a minimal soil bearing <br />capacity of 1500 psf as noted in note 10 of the general notes. Driven pipe piles have been introduced for the support of <br />framing in the NW corner as a precautionary measure in case firm bearing soils have not been achieved. The design criteria <br />for these piles is based on regionally accepted capacities for piles in surrounding jurisdictions, such as the City of Seattle. <br />See attached Director's Rule for the typical criteria of this design. In lieu of requiring a geotechnical report for this <br />submittal, we are proposing and have noted in the general notes that a geotechnical verification of this criteria be confirmed <br />during construction. We trust this will be acceptable to the City of Everett. <br />7. Continuing with the previous comment, structural special inspections may be required for this project. A statement on <br />special inspections has not been provided and should be provided on the plans. The statement should include a table listing <br />each type of special inspection and should specify the extent of each inspection (e.g., continuous, periodic) per IBC <br />Section 1704.3.1. The table should include special requirements for seismic and wind resiting systems as required by IBC <br />Sections 1704.3.2 and 1704.3.3, respectively. See IBC Section 107.1, 1704.2.3, 1704.3, Table 1705.3. <br />A Quality Assurance section has been added to the general notes, S1.0. <br />8. See Sheet S2.1, interior W6 shear wall located in the master bedroom. Provide a detail showing a complete load path and <br />load transfer from roof to shear wall. R106.1.1. <br />A new detail (7/S3.1) has been added to the plans for the load transfer of the wall noted above. <br />9. Plans should provide details of the new deck construction. Provide a detail of the deck post footings and deck beam <br />connection to post. R106.1.1, Section R507.3. <br />A new detail (8/S3.1) has been added to the plans for the construction of the deck framing and foundations. <br />10. See Sheet S2.0. It appears that the stairway wall is a bearing wall supporting the floor framing above. An existing footing <br />maybe located at the wall location and should be shown on the plans or anew footing should be provided. R106.1.1. <br />A note requiring verification of an existing footing at the stairway wall has been added to the plans. <br />11. See Sheet A2.1 and S2.1. The openings in the Laundry and powder Room, shown on Sheet A2.1, do not match the <br />openings on the Roof Framing Plan on Sheet S2.1. Shear walls should be specified on the plans where required. <br />See revised sheet S2.1 for the wall framing conforming to the architectural drawings with notes requiring shear wall <br />construction. <br />12. See Sheet S2.0 and Detail 6 on Sheet S3.0. A deck lateral tie should be provided and specified on the plans. See Section <br />R507.9.2 for the requirements and locations of deck ties. <br />See detail 6 for added deck ties at the new construction. <br />13. See structural plans. All structural plans should be stamped and signed by the engineer of record. <br />See resubmitted plans for inclusion of a stamp by the Structural Engineer of Record. <br />We trust this addresses all the structural comments.
