ISPSC Section 305 should be specified and construction details provided as required. Additional
requirements discussed in the comments below should also be addressed. See Sections
R106.1.1 and R301.1.3, and IBC Section 107.2.1
Response: Make and model has been added to the site plan. An exaggerated view of
the area is included on Exhibit A for a more detailed layout, this also includes make
and model. The Barcelona installation guide (Document 1.0) includes the
manufacture's installation requirements including a cross section, depth and
excavation details for construction of the pool. Per ISPSC Section 305 Exception
please see document 3.1 & 3.2 that complies with safety cover ASTM F 1346 as
noted in the documents. Also see document 2.0 which includes ICC-ES Evaluation
that documents compliance with IRC & IBC.
2. The proposed project appears to require a geotechnical evaluation of the project site per IBC
Section 1803.5. Recommendations should be provided per Section 1803.6. See Section
R301.1.3 and IBC Section 1803.1.
Response: Geotechnical report completed by AESI dated October 26, 2022 is
included in the packet.
3. Geotechnical special inspections are required for this project. Additional structural special
inspections may also be required pending responses to the comments below. A statement on
special inspections has not been provided and should be submitted with the permit documents.
The statement should include a table listing each type of special inspection and shall specify the
extent of each inspection (e.g., continuous, periodic) per IBC Section 1704.3.1. At a minimum,
the inspections should include verification of site soils, bearing capacity, and type and
placement of fill soils. See IBC Sections 107.1, 1704.2.3 and 1704.3.
Response: The site has been inspected per the Geotechnical report which is
provided and includes recommendations.
4. The proposed project includes excavations near the existing house that is located near to and
uphill from the pool. Movement monitoring of the house may be required for this project and
should be specified as appropriate. See IBC Sections 1803.5.7 and 1804.1, and additional
comments below.
Response: Please see Geotechnical report provided.
5. The proposed project involves installing premanufactured pool shell per ICC-ES Report ESR-
2014. Section 4.1 of that report appears to indicate that the pool should be installed on a flat
site with undisturbed soil that is capable of resisting the outward hydrostatic pressures from the
pool. However, the project site is sloping and appears to require a combination of slope cuts
and fills to provide the appropriate conditions for the pool. The site plan should be revised to
show modifications to the project site. See IBC Section 107.2.6.
Response: Please see Geotechnical report provided, soils are undisturbed where the
excavation will occur. Please see Exhibit A Enlargement of Pool Area that shows a
close up of the pool area including retaining walls and heights. A retaining wall
Page 2 of 4
