Please review and respond to the comments <br /> below. <br /> 1. The project is anticipated to change due to height limitations mentioned in the Planning <br /> Corrections review letter dated April 20, 2022. We are unable to complete a comprehensive <br /> review. Comments have been provided to assist in revising the drawings. However, additional <br /> comments may be issued pending review of the revised drawings. See IRC Section R106.1.1. <br /> 2. See Second Floor Plan on Sheet A-3. The bedroom should have an emergency egress opening. <br /> The minimum opening dimensions and area, and maximum bottom sill opening height of the <br /> floor,should be specified. See IRC Section R310. <br /> 3. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br /> alarms should be shown on the plans. A note should be included requiring the alarms to be <br /> hardwired, interconnected, and provided with back-up battery power as required. Alarm <br /> clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br /> 4. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC <br /> Section R402.2.3. Include a calculation forthe minimum required ventilation area in the drawings. <br /> The vents should be equally distributed between the roof eaves and ridge, and around the <br /> building perimeter. <br /> 5. The attic spaces should be provided with access openings per IRC Section R807. <br /> 6. Insulation should be specified for all exterior walls,floors, slab-on-grade, and ceiling/roof cavities <br /> per WSEC Table 402.1.1. <br /> 7. The required thermal ratings for each type of vertical fenestration should be specified. See WSEC <br /> Table R402.1.1. <br /> 8. The project involves new conditioned space at the upper floor. Energy credits are required per <br /> WSEC Section R406. The required number of credits should be normalized per Table R406.2. A <br /> schedule of the selected credits should be included in the drawings.
