Continuing with the previous comment, included in the submittal documents was a prescriptive energy code compliance for single family homes sheet that references the 2009 Washington State Energy Code. Drawings should be in compliance to the 2018 WSEC. 10. The project requires a whole house ventilation system per IRC Section R303.4. The drawings should show the location(s) of the system component(s) and specify the performance requirements per Section M1505.4.1. The system should be located in a central area that is open to and has unobstructed air flow with the majority of the habitable space. Alternatively, the system should provide ducting to each room of the house per Section M1505.4.1.1, and the drawings should specify a requirement for testing to verify air flow rates per Section M1505.4.1.6. 11. The kitchen should specify exhaust fans including the minimum required performance rates per IRCTable M1505.4.4(1). 12. Handrails should be specified for all stairways. See IRC Section R311.7.8 for requirements. 13. The house is required to have a heating system per IRC Section R303.9. The type and location of the system should be specified. If the system is new, it should be indicated as such in the drawings. Gas appliances are prohibited in the locations specified in Section G2406. 14. If the system is new, it should be indicated as such in the drawings. Seismic restraints should be provided per Section M1307.2. Openings within the floor are specified that are not shown on the floor plans on Sheet A-3. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new sets of revised construction documents reflecting the corrections requested. Please include a response letter which indicates how the corrections were resolved.
