9. Continuing with the previous comment, included in the submittal documents was a prescriptive <br /> energy code compliance for single family homes sheet that references the 2009 Washington State <br /> Energy Code. Drawings should be in compliance to the 2018 WSEC. <br /> 10. The project requires a whole house ventilation system per IRC Section R303.4. The drawings <br /> should show the location(s) of the system component(s) and specify the performance <br /> requirements per Section M1505.4.1. The system should be located in a central area that is open <br /> to and has unobstructed air flow with the majority of the habitable space. Alternatively, the <br /> system should provide ducting to each room of the house per Section M1505.4.1.1, and the <br /> drawings should specify a requirement for testing to verify air flow rates per Section M1505.4.1.6. <br /> 11. The kitchen should specify exhaust fans including the minimum required performance rates per <br /> IRCTable M1505.4.4(1). <br /> 12. Handrails should be specified for all stairways. See IRC Section R311.7.8 for requirements. <br /> 13. The house is required to have a heating system per IRC Section R303.9. The type and location of <br /> the system should be specified. If the system is new, it should be indicated as such in the <br /> drawings. Gas appliances are prohibited in the locations specified in Section G2406. <br /> 14. The house is required to have a water heating system per IRC Section R306.4. The type and <br /> location of the system should be specified. If the system is new, it should be indicated as such in <br /> the drawings. Seismic restraints should be provided per Section M1307.2. Gas appliances are <br /> prohibited in the locations specified in Section G2406. <br /> 15. See Sheet A-3 and S-1.1. It appears that the floor plans do not match. Openings within the floor <br /> are specified that are not shown on the floor plans on Sheet A-3. <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter which indicates how the corrections were resolved. <br /> These initial comments are general in nature and based on preliminary information.Additional <br /> comments will typically be generated once a complete submission is reviewed. All comments are based <br /> on the 2018 International Building Code (IBC), 2018 International Residential Code (IRC), and/or the <br /> 2018 Washington State Residential Energy Code (WSEC), as amended by the State of Washington and <br /> adopted by the City of Everett. <br /> These comments address building issues only. Additional revisions or additions may be required by other <br /> departments(such as Utilities,Traffic,Planning or Fire).
