Our office has responded as follows:
PLAN CHECK COMMENT RESPONSES:
General
. The building appears to include unpermitted work, including but not limited to the
conversion of the attic to habitable space. The work should be shown as new
construction in the plans, or it should be identified for demolition and returned to the
previously permitted condition. Alternatively, documentation should be submitted
substantiating that the work was performed with a valid permit. All new work is
required to comply with current code requirements per Section R102.7.1(WAC),
regardless of whether it is physically in-place. The plans may require notes to
remove finishes to allow inspections per Section R109. See Sections R106.1.1 and
R105.1.
Response:Attic space will remain uninhabitable. Attic floor plan (A2.4) has been
revised to reflect this. New permitted habitable space has been added to the
basement, see sheet A2.1.
It is understood through correspondence with the owner that the wall coverings (e.g.,
GWB, etc.) have been removed from the entire interior of the building; other
additional work may also be required. This does not appear to be indicated. The
drawings should be revised to show all work being performed. The replacement of
GWB and other finishes should be specified. See Section R106.1.1.
Response: Sheet Note 1 on A2.1-A2.4 indicates removal of the existing lath and
plaster finish and replacement with GWB. Minimum exterior wall insulation to be R-
15 per detail 3 on sheet S4.2.
San Francisco Los Angeles Oakland Sacramento San Diego Seattle Tahoe
