Wise Residence
A Degenkolb Response to Plan Review Comments
April 1, 2021
Architectural
The attic area has been converted to habitable space. Sections should be provided
through this area showing that it complies with the minimum requirements of
Sections R304 and R305. See additional comments below.
Response:Attic space will remain uninhabitable. New permitted habitable space
has been added to the basement. Basement ceiling height is 6' 8", which is
acceptable per IRC Appendix J Section AJ501.7. We request that this section be
accepted in lieu of the 7 ft requirement in WSRC Section R305.
2. ections and details should be provided for the stairway leading to the attic area.
— he stairway should comply with minimum width and ceiling clearances. See IRC
Section R311.7. Show handrails complying with Section R311.7.8. Provide artificial
lighting per IRC Section R303.7.
Response:Attic space will remain uninhabitable. New permitted habitable space
has been added to the basement. Basement has compliant egress stairs as
indicated on sheet A2.1. A new compliant handrail will be added at the basement
stairs.
The attic bathroom should have local exhaust per IRC Sections and M1507.4 (WAC).
7
Response: See response to General comment#1. Basement bathroom will be
provided with local exhaust.
/The attic space should be insulated to provide a thermal envelop complying with the
2015 WSEC. The thermal rating (i.e., Rmin, Umax) should be specified for each
component of the building (e.g., walls, windows). Prescriptive values should be
specified per WSEC Tables R402.1.1 or R402.1.3. Note that R-13 insulation as
specified on Sheet A2.3 is not sufficient for this level as it is new habitable space.
Alternatively, the thermal envelop may be designed per the Total UA method of
WSEC Section R402.1.4; calculations substantiating the design should be included
in the submittal documents.
Response: See tables on sheets A2.1-2.4 for prescribed thermal ratings. Attic will
remain uninhabitable.
( 5 ,i+he roof should specify ventilation per Section R806. Calculations for the minimum
areas should be provided; the area should be evenly distributed between the eaves
and ridges. A minimum 1" air gap should be provided between the insulation and
roof sheathing per Section R806.3.
Response: See attic ventilation calculation on roof framing plan (S2.4). There is not
enough ridge length available to provide 1/300 balanced ventilation so we will supply
the 1/150 area at the eaves.
(The attic spaces should provide access hatches per IRC Section R807.
