The architectural drawings should include a <br /> schedule listing the selected energy credits for the proposed project. <br /> 8. A smoke alarm should be provided at the attic level. See Sections R314.2.2(WAC) <br /> 9. The heating system should be provided per Section R303.9 (WAC). It is anticipated that this <br /> system has been replaced due to the recent fire and water damage. The location of the system <br /> should be specified in the drawings. Use of space heaters and wood stoves are not permitted <br /> as the primary heating system. In addition, the heating system should be extended to the <br /> habitable attic space. <br /> 10.The building should be provided with a system supply hot water per Section R306.4. It is <br /> anticipated that this system has been replaced due to the recent fire and water damage. The <br /> location and type of system should be specified in the drawings. Seismic restraints should be <br /> specified for tank water heaters per IRC Section M1307.2. <br /> 11. It is presumed that the First Floor insulation experienced water damage and was removed. The <br /> First Floor should be insulated per WSEC-15 Sections R504.1 and R501.3. At a minimum, the <br /> floor should be insulated to the depth of the framing. <br /> Structural <br /> 1. The proposed structural modifications do not appear to comply with the prescriptive limitations <br /> of the IRC. Structural calculations substantiating the gravity load paths should be submitted for <br /> review. See Section R301.1.3 and IBC Sections 1604.1. <br /> 2. Sheet A0.1 states maximum attic floor live loads of 20 psf. The minimum floor loading should <br /> be 30 psf. The loads should be revised. See Table R301.5(WAC). <br /> 3. The load path from the roof to the foundation is not clear. The roof framing appears to be <br /> partially supported on the attic floor framing using knee walls per Detail-1/S4.1. The attic floor <br /> framing does not appear to span to supports in all locations but is supported by cantilever ends <br /> of adjacent spans; the existing floor framing size(s) is not specified. The load path between the <br /> attic floor and the foundation appears to be incomplete in multiple places. Calculations <br /> substantiating the load paths should be submitted for review.
