The building appears to include unpermitted work, including but not limited to the conversion of <br /> the attic to habitable space. The work should be shown as new construction in the plans, or it <br /> should be identified for demolition and returned to the previously permitted condition. <br /> Alternatively, documentation should be submitted substantiating that the work was performed <br /> with a valid permit. All new work is required to comply with current code requirements per <br /> Section R102.7.1(WAC), regardless of whether it is physically in-place. The plans may require <br /> notes to remove finishes to allow inspections per Section R109. See Sections R106.1.1 and <br /> R105.1. <br /> 2. It is understood through correspondence with the owner that the wall coverings (e.g., GWB, <br /> etc.) have been removed from the entire interior of the building; other additional work may also <br /> be required. This does not appear to be indicated. The drawings should be revised to show all <br /> work being performed. The replacement of GWB and other finishes should be specified. See <br /> Section R106.1.1. <br /> Architectural <br /> 1. The attic area has been converted to habitable space. Sections should be provided through this <br /> area showing that it complies with the minimum requirements of Sections R304 and R305. See <br /> additional comments below. <br /> 2. Sections and details should be provided for the stairway leading to the attic area. The stairway <br /> should comply with minimum width and ceiling clearances. See IRC Section R311.7. Show <br /> handrails complying with Section R311.7.8. Provide artificial lighting per IRC Section R303.7. <br /> 3. The attic bathroom should have local exhaust per IRC Sections and M1507.4 (WAC). <br /> 4. The attic space should be insulated to provide a thermal envelop complying with the 2015 <br /> WSEC. The thermal rating (i.e., Rmin, Umax) should be specified for each component of the <br /> building (e.g., walls, windows). Prescriptive values should be specified per WSEC Tables <br /> R402.1.1 or R402.1.3. Note that R-13 insulation as specified on Sheet A2.3 is not sufficient for <br /> this level as it is new habitable space. Alternatively, the thermal envelop may be designed per <br /> the Total UA method of WSEC Section R402.1.4; calculations substantiating the design should <br /> be included in the submittal documents. <br /> 5. The roof should specify ventilation per Section R806. Calculations for the minimum areas <br /> should be provided; the area should be evenly distributed between the eaves and ridges. A <br /> minimum 1"air gap should be provided between the insulation and roof sheathing per Section <br /> R806.3. <br /> 6. The attic spaces should provide access hatches per IRC Section R807. <br /> 7. The building should be designed to comply with the additional energy efficiency requirements of <br /> WSEC Section R406.
